New York City goes further, including protections for lawful occupation, partnership status, and even height and weight.

In short, you cannot make housing decisions based on personal characteristics. But, you can and should evaluate all applicants using the same financial criteria.

“What did they say when they referred me to you?”

As Scott Harris points out, that answer tells you a lot about your real value. The reasoning is rarely just negotiation or market knowledge.

A question agents hear all the time: “Who lives in the building?”

Written communication can create liability.

Michael J. Romer, Esq. explains why agents and attorneys must slow down before responding to clients or even to each other.

Licensees are held to a higher standard, and what you put in writing often matters more than what you say. One careless message can trigger an investigation, delay a deal, or put your license at risk.
