We designed Sixteen Fifth Avenue with abundant amenities in mind.

The shared amenities spaces support private entertaining, wellness, and everyday convenience for contemporary living.

With classical detailing and refined materials, the Private Lounge is a quiet gathering space designed for conversation, reading, or working in what feels like an extension of the luxury apartments overhead.

Skylights provide layered lighting for The Tranquility Lounge and The Dining Room.

The Tranquility Lounge is a dedicated retreat for reflection, restoration, and quiet exchange. The Dining Room is designed for entertaining with the ease and scale of a private home.

The Bellemont is featured in "One Building, Many Lives," an AIA article surveying three vertical, mixed-use projects.

The article describes a "critical urban design puzzle" behind The Bellemont, a 13-story condominium building with amenities and 4,000 square feet of street-level retail on Madison Avenue.

RAMSA Partner Paul Whalen, FAIA describes our design, which strikes a delicate balance between establishing a private residential entrance while satisfying NYC zoning requirements for retail space on the ground floor of avenue-facing residential buildings.

"To create a separate identity for the residential entrance, Whalen distanced it from the nearest retail storefront with 15 feet of articulated stone wall treated with strong rustication, a raised cornice, and French curves to frame the entrance within a classical pavilion that rises above the retail band."

"A large keystone, tall custom sconces, a bronze door, a canopy with bronze supports, and planters all signal 'grand residence,' not shopfront. Once people enter the front door, Whalen says, “they are isolated from the experience of the adjacent retail. Though the shops are high quality, a close relationship to them in the New York market may feel too hotel-like.”

Whalen adds, "Once privacy is achieved, good retail will help enhance value by creating convenience and a lively, charming streetscape."

We designed an inviting, student-focused home for innovation and collaborative learning at the University of Virginia McIntire School of Commerce.

In expanding this historic campus precinct, we introduced Shumway Hall and renovated Cobb Hall.

Shumway Hall features modern interiors and a new atrium serving as a flexible community lounge to facilitate gatherings large and small.

In this light-filled space distinguished by sweeping curves, elliptical forms, and a traveling staircase, students can also nestle into seating niches and study areas.

Our clients envisioned a jewel-box retreat for visiting family and a place to host business meetings near their RAMSA-designed house on Lake Michigan.

In response, we designed a new guest house of 1,600 square feet. Our design continues the American-Georgian materials palette of the main house, including New England fieldstone, white clapboard, and blue shutters.

A French door with sidelights and fanlight opens up to an intimate patio with views of the expansive garden connected to the main house.

Chilston Court will deliver two elegant residential buildings into the historic village center of downtown Greenwich, Connecticut.

Our design introduces quality multifamily housing in a traditional New England architectural language that respects the character of the historic urban core.

Adding much-needed density to fill an urban gap near a key regional transit station and Greenwich Avenue's restaurants and shops, the pair of Georgian Revival buildings creates a welcoming neighborhood gateway while gracefully mixing use and scale approaching the adjacent neighborhoods of single-family houses.

Chilston Court addresses this dynamic location by stepping down to the street with a rusticated stone base, stone trimmed windows, and metal details. Framed by symmetrically grouped windows, two contrasting entry façades of limestone and brick welcome residents on either side of Mason Street.

The façades are articulated as a series of well-proportioned pavilions, expressing a domestic scale appropriate to residential living. At the upper floors, setback terraces support private, indoor-outdoor living.

Natural brick and limestone selections evoke the design language of the region. Masonry walls are further articulated with stone water tables, string courses, and cornices.

We planned Chilston Court's 76 residences with expansive spaces for modern living, hosting, and remote work. Large windows and inset loggias are oriented for views and natural light.

Among numerous amenities is an east-facing courtyard garden for residents. It serves as gathering space, brings greenery and morning light into the heart of the project, and creates a transition and buffer to the residential neighborhood beyond.

One Stanley is a new residential enclave in Hong Kong, inspired by the scale and cadence of nineteenth‑century London terrace rows.

Set along Wong Ma Kok Road on Stanley Peninsula and organized across a sloping site, the development cascades toward the water, opening unobstructed southern views over the Wanshan archipelago.

Four apartment houses and thirty‑two villas are arranged in parallel tiers, unified by a shared classical and Regency-influenced vocabulary while incorporating subtle variations in windows, balconies, and detailing.

Clad in honed Portuguese Gascogne Beige limestone and accented with dark charcoal aluminum metalwork, the buildings balance privacy and openness through controlled north-facing fenestration and expansive south-facing windows.

Generous gardens, terraces, and select pools extend living spaces outdoors, reinforcing a close connection between architecture, landscape, and light.

𝗨𝗿𝗯𝗮𝗻 𝗘𝗹𝗲𝗴𝗮𝗻𝗰𝗲 explores RAMSA’s apartment houses and multi-family residential buildings around the world, from New York City, South Florida, San Francisco, and Chicago to Lima, London, Tianjin, and Shanghai.

The book spotlights RAMSA’s deep appreciation of history and focus on interpreting the architecture for local climate and culture.

Each project is introduced by a short essay describing the place, its history, and the architectural traditions that inspired the building’s form and materials.

Dialogues between RAMSA partners Michael Jones, Gemma Kim, Daniel Lobitz, and Paul Whalen address the design intent as well as the final delivery of the work. The book features an introduction by architecture critic Paul Goldberger, a Pulitzer Prize winner.

Photographs of the completed projects capture both the larger neighborhood context and the fine artisanal details, bringing these extraordinary buildings to life. Preliminary sketches, plans, and renderings reveal the meticulous process that characterizes all RAMSA designs.

Introducing the new Alabama State House in historic Montgomery, Alabama.

Now under construction, the new Alabama State House will replace the current outdated facility, the site of which will be redeveloped into a civic park extending to the nearby State Capitol, originally built in 1851.

Designed in collaboration with Montgomery-based Goodwyn Mills Cawood (GMC), the building is envisioned as a highly functional legislative hub for modern governance. Its program includes new chambers for the House and Senate, committee rooms, and offices for legislators and executive leadership—including the Governor and Lieutenant Governor—along with essential support spaces that enable efficient day-to-day operations.

Architecturally, the new State House draws on the region’s Classical heritage. It carefully synthesizes the language of the Capitol campus’s older stucco-clad buildings with contemporary massing, materials, and detailing, resulting in a dignified civic presence that complements—rather than competes with—the historic State Capitol.
