A little reminder before you head to open homes today 👇🏽

Buying your first home will never be completely risk-free.

You can research. Prepare. Ask great questions. Run the numbers. Do your due diligence... And still, something can not go exactly to plan.

So, the goal isn’t certainty.

It’s becoming so prepared, informed and confident in your decisions that when a curveball comes your way, you trust yourself to handle it 🧡

Save this post for the days when buying your first home feels a little scary, and remind yourself that you got this x

An inspection gives you maybe 30 minutes. Thirty minutes to fall in love with a kitchen and imagine where you’ll place your furniture in the lounge room.

What it doesn’t give you is a Monday morning.
Or a Friday night after a long week.
Or a Sunday afternoon with nothing on.

Those are the things you’ll be living, though. And thinking about those everyday moments can sometimes get overlooked...

So next time you walk through an open home, run an ordinary day through the property.

💭 Where would your hobbies happen? Is there space for them?

💭 How would you get to work, and what would that commute cost you, not just in petrol, but in time and headspace?

💭 What’s the one small thing that would become a daily annoyance six months in? Could you be okay with that?

You’re not just buying bedrooms, bathrooms and a postcode. You’re buying how your life will look and feel living there.

So tell me, what’s one thing you didn’t think to check at an inspection, but wish you had? Drop it in the comments below 👇🏽

This is something I feel pretty strongly about.

Yes, buying a home will probably require some compromise. But I don’t believe your entire life should have to disappear to pay for it.

What do you think?

Would you be willing to sacrifice more of your lifestyle to own a home, or is there a line you won’t cross?

Tell me below 👇🏽

Let me know in the comments what money lesson you’d love your kids to learn 👇🏽

I don’t think our job is always to hand kids the “right” answer.

Sometimes it’s to give them enough knowledge, confidence and agency that they can ask themselves: what do I have, what matters to me, and what can I do with it?

That’s financial literacy too. Maybe the most important part of it.

PS - It feels pretty fitting that our Money Lessons Book Week giveaway went live yesterday. If there’s a little person in your life you’d love to start having these conversations with, check out yesterdays post x

Getting approved for a home loan doesn’t automatically mean you’re ready to buy 🏡

Because there’s a big difference between what a bank is willing to lend you… and what actually feels comfortable for your life.

Your borrowing capacity is a ceiling, not a target.

And real readiness isn’t about waiting until you magically feel 100% confident either.

It’s something you build by preparing, practising and proving to yourself that you can comfortably handle homeownership before you’re locked into a 30-year mortgage.

🎧 This week on The First Home Playbook, I’m sharing 3 ways to work out whether you’re actually ready to buy your first home, including my Homeowner Test you can start doing now.

Here’s the tea, my love ☕

You are not behind because you haven’t bought a property yet.

Comparison won’t buy you a house.
Preparation will.

So, stop scrolling other people’s feeds and timelines, and start building your own...

Get clear on your plan.
Know your numbers.
Save consistently.
That’s what moves you closer to owning a home - not comparing your chapter 2 to someone else’s chapter 10.
