🤰 Time with my mum & sis, before she becomes a mum 🥹
💍 Watching her marry the love of her life
🎂 Many birthdays celebrated, including mine, dining on the most delicious italian food!
🚇 Becoming weirdly (& wildly) proud of myself for finally understanding the Tube 😅
🏠 Coming home to my babes
💓 Seeing a cousin say ‘I Do’ to the love of his life

Rates went up again today 📈 And if you’re trying to buy your first home, it’s fair if that news feels deflating.

But a rate rise doesn’t automatically mean stop.

It’s an opportunity to check your numbers, understand what’s changed and make decisions based on what works for YOU.

You can’t control what the RBA does. But you can control your numbers, your strategy and what you do next.

Going to an open home this weekend?

Here are 5 go-to questions to ask the agent:

London lately 🇬🇧💓

I came to London for one really important reason - to be with my sister and her soon-to-be husband during a pretty special chapter in their lives.

There’s a wedding being planned, a first little bubba on the way 🥹 boxes being unpacked, storage units being emptied and everything being reorganised into a tiny triangle-shaped loft (it’s a tight squeeze!) 😅

There’s also been meandering through markets and shopping for flowers at Columbia Road, jam and scones at Petersham Nurseries, a Ted Lasso pilgrimage through Richmond with Mum, a trip to Liverpool to visit amazing friends and do a Beatles tour, joining the Royal Family on the balcony at Buckingham Palace 😜 and finally seeing Wicked in London after missing my chance the first time around 17 years ago 💚🩷

I finally understand the Tube (thank goodness) 🎉 have talked to an unreasonable number of enormous fluffy English bees (they are HUGE!!) 🐝 decided I now need to grow dahlias when I get home, and spent a lot of really beautiful time with my mum and sister.

It’s been full, beautifully ordinary and special ❤️ and right now in this moment, I’m feeling so grateful for this precious pocket of time together 💖
