🏡 A major change is coming to the journey of becoming a Qualified Property Practitioner in South Africa from 1 August 2026!

The PPRA has introduced a new competency-based pathway for new candidates entering the real estate industry.

✅ Good to know: The existing NQF Level 4 and Level 5 qualification routes remain available through SETA and/or QCTO.

The PPRA has simply introduced an additional option for people entering the profession. The existing qualifications remain recognised pathways towards PDE 4.

If you are joining the property industry from 1 August 2026, or you have held a Candidate Fidelity Fund Certificate for close to or longer than 12 months without completing the requirements to become a Full Status Property Practitioner, here is what the new roadmap looks like:

📌 Step 1: Register with the PPRA

Register as a Candidate Property Practitioner and obtain your Candidate Fidelity Fund Certificate (FFC).

This also applies if you already have a Candidate FFC but have not yet obtained full-status registration.

📚 Step 2: Complete the practical training

Within 180 days, complete the six prescribed Practical Training Modules:

⚖️ Legislative and Regulatory Framework
🤝 Ethical Business Principles
💬 Client Relationship Management
🎯 Brand Development and Market Targeting
🏢 Property and Real Estate Management
💰 Financial Business Principles

📝 Step 3: Complete the competency assessment

Successfully complete the PPRA’s competency assessment. The assessment dates and method are still to be confirmed by the PPRA.

🎓 Step 4: Write and pass PDE 4

Write and pass the PDE 4 examination, which is currently presented four times per year.

The next PDE 4 examination under the new roadmap is scheduled for 12 November 2026.

✨ Voilà!

You can then update your status with the PPRA and become a Full Status Property Practitioner — Non-Principal.

For candidates, this means more accessible pathways into the profession.

For principals and agencies, it creates an opportunity to rethink recruitment, mentorship and skills development. 🌱
