Money Magazine's #8 Best Job in America = Real Estate Appraiser
Why is it great? The housing boom has meant big bucks for appraisers in recent years, AND the field hasn't gotten as crowded as real estate brokerage.
And because valuations are needed whenever any property is sold, mortgaged, insured, taxed or developed, there's going to be work even when the market slows. A quarter of appraisers have steady nine-to-five government gigs assessing property for tax purposes.
What's cool? Abundant self-employment opportunities. And research isn't the pain that it used to be, thanks to the Internet.
What's not cool? There's still a lot of legwork; don't expect a lot of pat on the backs, you work outside 30% of the time, and it is not all cookie cutter homes.
Top-paid appraisers? Those who work with lenders, can earn $40,000 to $130,000. Education? If you don't have an Associate or Bachelor's degree, it's not the end of the road. Be sure to check out equivalent education/experience requirements since licensing and certification requirements vary by state.
What is the current job outlook for Real Estate Appraisers? The expected employment growth rate for U.S. appraisers is 14% for the next few years. It's double the average growth rate for all occupations over the same time period. If you have an analytical mind and an interest in real estate, it might be time to consider a career as a real estate appraiser.
