One five-minute rent review added $257,000 to a property's value. Here's the math. Buy a 10 unit property where the previous landlord managed it himself and stopped keeping up with market rents. Pull the rent roll and market comps and find every unit is $150 under market. Ten units, $150 each, that's an extra $18,000 a year in net operating income. Divide that by a 7% cap rate and that one change added approximately $257,000 in value. Nobody swung a hammer. Nobody added a unit.
