Carl is gearing up to lead as YPN Chair, and this trip to Chicago for YPN Advance was all about preparing for what's next. 🌆

This year's summit focused on the leadership transition, walking through what it means to move from Vice Chair to Chair, and how that continuity keeps AAR's Young Professionals Network strong year after year.

Two days sitting in leadership sessions, learning from Chairs and Vice Chairs across the country, and having real conversations about what it takes to serve YPN well.

Big thanks to everyone who led sessions and shared their experience over these two days. Carl came home with the tools, connections, and fresh ideas to make this next chapter strong for our AAR community!

Every month tells a story, and July's chapter was one of steady footing rather than a sprint.

Average sales price landed at $278,630, a step back from June's $290,891, and 181 properties changed hands compared to 222 the month before. New listings eased slightly too, with 216 hitting the market versus June's 235. One thing that didn't budge? Days on market, holding firm at 37, a sign that our region continues to move at a healthy, predictable pace.

This month's YPN Coffee Talk brought us together for an honest conversation on holding space for self, and it hit differently.

Big news for housing in America. The 21st Century ROAD to Housing Act officially became law recently - and REALTORS played a significant role in making it happen.

After 21 months of sustained advocacy, the National Association of REALTORS® worked alongside members from every state to push this landmark legislation across the finish line. Thousands of meetings with lawmakers, congressional testimony, coalition building, and grassroots engagement all focused on one goal: solving the nation's housing shortage.

The result? A sweeping package of nearly 50 bipartisan measures designed to:

- Increase housing supply and streamline permitting
- Expand access to homeownership, including small-dollar mortgages
- Strengthen housing finance and community investment
- Expand VA home loan benefits and housing assistance for veterans

As REALTORS in the Albemarle Area, this is the kind of federal progress that directly impacts the families and communities we serve.
