Here's something that completely shifted how I show up for my clients. 💡

Disappointment doesn't come from what actually happens in a transaction. It comes from what someone expected to happen, and then reality didn't match it.
Think about that for a second. If a seller expects zero requests from a buyer and gets three, they're frustrated.
But if you told them up front, "Hey, there's a high chance you'll get a request for assistance, let's talk about how you'd want to handle that now," and then it actually happens?

They're not surprised. They're prepared.

That's the entire game. Stay two, three, four steps ahead. Talk about what's coming before it comes.
Future pace your clients so nothing ever catches them off guard.
The agents who manage expectations well don't deal with disappointed clients. They deal with prepared ones.

How far ahead are you currently thinking with your clients, one step, or four?

This is the energy you need walking into every single listing appointment, every negotiation, every objection a client throws your way. 💪

Confidence says "I think I've got this." Certainty says "I know I've got this, and there's no one better suited to help you than me."
That shift in energy is the difference between agents who close and agents who hope for the best. Clients can feel it.
They trust it. And it changes everything about how a conversation flows, especially when an objection comes up.

Are you walking into your appointments with confidence, or have you stepped fully into certainty?

Ever wonder why some agents seem to close deals effortlessly, while others struggle to get a simple yes? 🤔

It's not luck. It's psychology.

The agents who close consistently know how to get their clients saying "yes" again and again before they ever ask for the sale.
By the time they go for the close, the client has already said yes five times in their head.

Swipe through to see exactly how this works.

Have you ever used yes-based questions in your listing or buyer presentations?

Most agents think objections are something you “handle.”

Top producers know better.

They don’t wait for resistance to show up…
They bring it into the conversation early.

Because when you name it first,
you don’t fight it later.

That’s the shift:
Objections don’t disappear, they just stop forming.

What’s the most common objection you keep hearing in your conversations right now?

Repair requests don’t kill deals, poor negotiation does.

Most agents treat inspections like a final verdict, but they’re actually just another layer of negotiation. What matters isn’t the list of repairs, it’s how you manage expectations, priorities, and emotions on both sides.

When you understand what’s really driving the buyer and seller, you stop reacting to objections and start guiding outcomes.

👉 Negotiation is not about pushing harder. It’s about clarity, strategy, and perspective.

What’s the one question you wish every buyer or seller asked before walking away from a deal over inspection repairs?

A buyer found the perfect home and wanted to submit an offer $7,000 below asking price in a competitive market.

Instead of focusing only on price, the agent asked:

"How would you feel if you lost this home over $7,000?"

That question shifted the conversation.

When the buyer looked beyond the number and focused on what the home meant to their family, they adjusted their offer strategy and secured the property.

💡 Lesson:
Great negotiation isn't about pushing harder.
It's about helping clients understand the real impact of their decisions.

What's the smallest issue you've seen cause a deal to fall apart, or almost fall apart?

Most sellers think listing higher gives them room to negotiate.

The data says otherwise.

When a home is priced competitively from day one, it attracts more buyers, creates stronger demand, and often results in a better outcome for the seller.

But when a property is overpriced:
❌ It sits on the market longer
❌ Buyer interest declines
❌ Price reductions become necessary
❌ Sellers often walk away with less money than if they had priced correctly from the start

The goal isn't just to list a home, it's to position it for the best possible result in the shortest amount of time.

Successful agents know that pricing is one of the most important negotiations that happens before the home even hits the market.

Most negotiations aren’t really about the thing being discussed.

The argument might be about a refrigerator, a price, a repair, or a contract term...

But underneath that surface issue are emotions, expectations, past experiences, pride, and personal goals.

The best negotiators know how to look below the surface.

Instead of asking, "What are they asking for?"

Ask:
👉 What does this represent to them?
👉 What outcome are they really trying to achieve?
👉 What's driving this decision?

When you uncover the real reason behind the position, finding a solution becomes much easier.

Remember: It's rarely about the refrigerator.

Everything in real estate is a negotiation, but most agents are doing it wrong 👇

While other agents are pushing, pulling, and fighting their way through transactions, the top performers are doing something completely different.
They're asking questions first.

They understand what their clients have ALREADY been thinking about before they even arrived.
They focus on the client's ultimate goal, not the sale itself.

And here's what happens: negotiations flow naturally. Clients feel heard. Transactions close without drama.

In this post, I'm breaking down the framework that separates agents who negotiate with force from agents who negotiate with intelligence.

Follow for the 6 key principles that will transform how you approach every negotiation in your business.

What's ONE negotiation where you felt like you were at a disadvantage? Drop it in the comments below, and we'll show you exactly how to flip the script next time.

They taught you prospecting, scripts, and objection handling...

But nobody taught you how to explain the ONE thing that determines whether clients actually hire you 👇

Agency, disclosure, and representation.
Most agents rush through this part like it's just paperwork. Top producers? They use it to build trust and differentiate themselves.

Here's what separates agents who get signatures from those who get "let me think about it":

Before showing a single property, they make sure buyers understand:

Who represents who (and why it matters)
What the line of confidentiality protects
What they're actually signing (and why it's not "just paperwork")

Then here's the move nobody teaches: Immediately give them something of value.

Not a branded pen. An actual item that proves you're already working for them:

A customized post-hiring guidebook (remove the "why hire a Realtor" pages—they already did)
Your 101 things you do for buyers/sellers (so they can hold you accountable)
Resources they'll actually use during the transaction

The philosophy? Reward the behavior you want. They hired you show them it was the right decision.
