📈 ACCRETION
Land is gradually added over time by natural forces, such as soil or sediment being deposited by water.

➡️ Think: SLOW & STEADY = ACCRETION

⚡ AVULSION
Land is suddenly changed or lost because of a natural event, such as a flood or a sudden change in the course of a river.

➡️ Think: SUDDEN CHANGE = AVULSION

🎯 EXAM TIP:
Accretion = gradual
Avulsion = sudden

When studying for your real estate exam, it’s important to recognize whether a question is testing national real estate principles or state-specific laws and regulations.

🔹 National Content: General real estate concepts, terminology, contracts, financing, property ownership, fair housing, and math.

🔹 State-Level Content: Laws, licensing requirements, agency rules, disclosures, and regulations specific to your state.

💡 Study Tip: Don’t assume the rules you learned nationally automatically apply at the state level. Pay close attention to wording and know which level of knowledge the question is testing!
