Never send a contract to a homeowner unless they're on the phone with you. It's easier for them not to call back if they don't understand something.

Separate yourself. How are you different? Be upfront about expectations and if you're not a fit. Clear expectations save time and earn trust.

The biggest difference in selling is understanding want versus need. People often focus on what they *want* to sell for, based on Zestimates or desires. However, the true price is determined by what they *need* to sell for, often driven by external factors like relocation, inheritance, or financial distress. Our job is to uncover that need.

Running comps before making a call wastes valuable time. You could spend those 15-20 minutes calling other leads who actually answer. Prioritize making contact first.

Don't overlook mobile homes! They can be great leads for investors. If you find a motivated seller in your community, submit it to us. We'll handle the deal and ensure you get paid.

Aiming for five offers a day is our goal, but sometimes a contract is signed on the very first call. However, we don't push for one-call closes. It's about the homeowner's readiness, not pressure. Treating every lead the same can come across as too pushy, especially with elderly clients who may not want to rush.

Numbers too tight? A little patience and a cash offer can make it work. Marketing it for 10 days can unlock its true potential.
Best-case scenario: You get offers at a price that makes sense.
Worst-case scenario: You test the waters without either party committing, and now you have real market feedback to take back to the seller.

Don't make the mistake of diving straight into a conversation. Always ask, "Did I catch you at a good time?" Failing to do so can lead to less commitment during negotiations or when discussing contracts.

Set expectations upfront. We only make offers over the phone that we believe can actually work.
Don’t lock up a property just to lock it up. Verify the major items, stick to your number when the property matches what was described, and be okay with walking away if the deal doesn’t make sense
