Colby Kirk has started a lot of businesses.

Custom suiting. Affiliate marketing. Lawn care.

None of them lasted more than two or three years.

Not because he wasn't smart. He's a Georgetown grad with a Peace Corps background.

The problem was patience.

He'd start something, get it going, and get bored before it got great.

Then he got into real estate in 2018 and made himself a promise.

Five years minimum before he'd even consider walking away.

His first big deal: a 33-unit package across Kansas City. He followed up every month for 12 months on a handwritten CRM. Met the elderly couple at Denny's three or four times.

In December 2019 they finally signed the contracts.

At that same Denny's.

Then 2022 hit. Interest rates doubled. The 32-unit package he'd just bought couldn't be sold the way he planned.

He went back to his capital partners, laid out a new plan, and sold the units one at a time as they got fixed up.

Made money on a deal that could have gone sideways badly.

Eight years after he made that promise to himself, Colby is the most patient person in the room.
