Las Vegas Housing Market Update 🏡.

Most of the area has seen a 6% jump in median sales price YOY, Summerlin coming in at a hot 16.7% increase. While Vegas as a whole has seen a 7.8% jump and Henderson at 7.2%.

One of the best parts of the current market is homeowners who are equity heavy are able to cash out and sale and purchase their next home, easing the burden of higher rates by putting significant down. Equity still very high despite where rates have went over the last couple years.

Almost one year later, the Fox Island land has closed 🌲.

It took us 3 tries before finding the right buyer.

The right buyer had almost an 8 month feasibility working with the county to recreate the wetland buffers to make the land build-able.

Good reminder for sellers that transactions can take months to close and to prepare accordingly. Agents as well.

Summerlin Housing Market Update 🏔️.

Median Sales Price for a Single Family Home in Summerlin rose to $687,500 in February 2024. That’s up 34.5% since February 2023 . No, the market didn’t appreciate 34.5% in one year! February 2023 recorded the lowest sales price of the year, but instantly jumped up to over $600k the next month. My guess is it was the types of homes that closed that particular month.

Homes are moving a lot quicker than this time last year. Sitting on the market about 3 weeks.

Sales Price vs. List Price is inching back up and months supply continues to decrease. Down to 1.6 months worth of supply.

Las Vegas Housing Market Update 🏜️ .

Single Family Homes went for $460,000 in February 2024. That’s up 7.5% year over year and up from $450,000 in January 2024.

Homes are moving faster than they were a year ago, coming off the market in 3 weeks. Still enough time for buyers to make decisions, but sellers not having to wait 42 days like this time last year.

Homes are selling slightly under list price at 99.2%.

Months supply is trending down at 1.9 months. Down from 3.1 months last February.

What’s good Tacoma 👋🏼.

Tacoma Market update for February 2024 🏡 .

So much for rates crashing the party? The median sales price of $475k is up 9% from this time last year.

Inventory sits at 1.1 months and homes are selling for 100% of list price.

If life changes are in the works, know you will be okay if you need to sell and move on.
