Did you know that New York has some of the oldest homes in the country?
In places like Syracuse, many homes were built in the early 1900s. That can catch buyers off guard—but it shouldn’t.
Because older homes aren’t just something to “work around”…
they’re often where the best opportunities are.
✔ Established neighborhoods
✔ Proven construction
✔ The ability to update and build real value over time
And for buyers who are thinking, “this home needs work…”
there are financing options that can help make that possible.
We touch on how renovation loans can work—and how agents are using them to help buyers look at homes differently—in this article: https://www.procareercenter.com/blog/new-york-housing-stock-agents-guide/

There’s been a lot of discussion lately in real estate about private listings, delayed marketing, and who controls listings.
Most of that conversation is happening between portals, MLSs, and large brokerages.
But there’s one group that doesn’t seem to be getting much attention…
👉 The agents who actually take the listings.
The ones who:
meet with the seller
invest in the marketing
and take on the risk before anything sells
It got me thinking about how much the business has changed over the years.
One idea I’ve been working through:
What if listings were still fully exposed to the market…
…but the listing agent received the initial inquiries generated by that listing?
Not limiting exposure—just recognizing where the work starts.
I wrote a short article on it if you’re interested:

I am curious what others think—especially those in the business.

If the industry truly wanted to balance seller exposure with fairness to the listing side, one straightforward solution would be a Listing Agent First Window.

🏠 Hidden Costs Behind Housing Affordability
Most people blame sellers, buyers, or real estate agents for high home prices. But the truth is, government energy mandates are adding tens of thousands of dollars to the cost of every new home.
When mandates drive up construction costs, fewer families can afford to buy — and the housing crisis only gets worse.

Call to Action: Real Estate Agents Need to Use Their Expertise to Advocate for their Local Housing Market
📉 Rising prices but fewer new homes — the suburban housing shortage is real.
For real estate agents, the solution isn’t just in the marketplace, it’s in your local town elections and zoning boards. Real Estate Agents are the local housing market experts and must advocate for the housing industry. You cannot sell your way out of a housing shortage; you must build your way out of a housing shortage.
