Straight from my conversation with Vrbo at VRMA. The 12% commission and the new host terms both start October 29. The reps told me they're still working on the pricing language and don't intend to make your Vrbo price match your direct price, but that's a conversation, not a written policy yet. Read the new terms yourself before the 29th, and follow along for updates.

Biggest topic at VRMA this week: AI. And a lot of the big companies were talking about a revolution without saying anything revolutionary. They can't move fast enough. A small owner can. I'm one person with a team of AI tools, and I can decide today and change how I run my homes tomorrow. If you're small, that's your edge.
