The market remains HOT for sellers which would be a lie to say otherwise. However, when considering the apparent competition to achieve homeownership it always depends on the perspective of the buyer to receive an accepted offer. No potential homeowner can actually achieve this result if the mindset is focused on the obstacle. In other words, it is always up to you to determine whether you desire to pay someone else's mortgage or your own based on how comfortable you make yourself feel about it. Chances are you have heard or have been personally impacted by the increase in rents all over for that same apartment you have been living in while you stress about how you can ever upgrade your current setting. Well, with consistency and communication along with a positive mindset the results await you. The key is to never set a limit or allow outside forces to interrupt your goals. The key to be an effective Real Estate Agent is to remain cognizant of loan types before listing a home. This reverse engineering approach allows your client to make/consider repairs an appraiser or inspector might flag before they are introduced as a needed improvement half way into the process. This is exactly what can delay closings and destroys sales and/or purchases. So, be sure to make this proactive approach a habit to ensure your listing sells smoothly and allows you to maximize on potential buyer offers. Discussion on this subject will at the very least provide ample information for your client to decide for themselves how they would like to proceed. Some sellers don't care for making improvements which is perfectly fine. The real job is to inform the client of all of their possible options and allow them to make the decision according to their situation. This approach also helps Buyer Agents to focus only on homes applicable to their financial abilities. This presents the seller with only the most relevant offers to discuss too. It saves everyone time creating a win-win situation.
