HMDA peer data is a gold mine to see how you are performing as a lending organization. You should always compare your performance to demographic data, but peer data can also show you where you need to ramp up your performance or where you have heightened fair lending risks.

This week's fair lending short - Redlining in commercial lending.

Redlining is NOT just a home loan problem. It can happen in any loan type. Just because you are a large commercial lender does not mean you are not redlining. You should know where you ARE and ARE NOT lending, just like in home loans. If you are not lending in high-minority neighborhoods, you have higher redlining risk.

The service levels your loan team provides to applicants is an important but often forgotten fair lending risk. It is illegal to provide different service levels on a prohibited basis, and minority applicants often receive reduced service levels through the loan process. How can you identify this risk? There are a couple ways, and I show two in this short 2-minute video. Use this video as a training opportunity for loan staff.

It's important to understand what policy exceptions do to your fair lending risk, and it's even more important that lenders understand that risk. Show this video to your lenders as a training tool. Have discussions on what is acceptable at your institution. When you make exceptions on a prohibited basis and not a fair basis, you start to have major fair lending problems.
