So, when is the best time of year to buy a home in Scottsdale?

First, I’ll get the pc answer out of the way: it’s when your need to do so (whether that’s because of a growing family, job relocation, downsizing, or whatever the external motivator is) meets your readiness to make a move.

Now, for the nuanced answer.

The Scottsdale real estate market moves in cycles.

Depending on what your definition of “the best time” means, would guide my answer to you.

Are you the type of home buyer who wants to choose from as many homes as possible and narrow them down to the best fit?

Then, Springtime is when inventory is at its highest point.

However, if your definition of “the best time” means when there is less competition from other buyers and when sellers are typically the most motivated to sell, which translates to when you can negotiate the best deal...it’s the summer 🥵

Buying a home in Scottsdale in the summer is not for the faint of heart, which is why most put it off until the Fall.

Today’s Scottsdale real estate market is favoring buyers, especially heading into summer. Here’s how I’m helping my clients save serious money right now 👇

1️⃣ Price Reductions
Most Scottsdale homes are sitting longer, which means sellers are negotiating. But here’s the thing: negotiating $20k off the price only changes your payment by roughly $120/month. Good savings… but not always the best strategy.

2️⃣ Interest Rate Buydowns
Buydowns can help lower payments early on, but I’m cautious with them. I’ve seen buyers get comfortable with the temporary payment, then feel stretched once the buydown expires. My advice: make sure the real payment works for you from day one.

3️⃣ Seller-Paid Closing Costs
This is one of my favorites. Closing costs can easily be 2–3% of the purchase price, and they don’t exactly feel exciting to pay. If we can negotiate for the seller to cover them, that’s thousands you keep in your pocket.

4️⃣ Major Repairs & Renovations
This one has become my favorite, especially in a city like Scottsdale, where homes are commonly 50, 60, 70 years old. With these older homes, I routinely run into roofs needing replacement, air conditioners at the end of their lifecycles, and old cast-iron pipes (especially in South Scottsdale) that are deteriorating and in need of serious help. These high-ticket items can cost tens of thousands of dollars and rack up a hefty bill quickly. So, let’s get the seller to pay for them. This is not an easy approach, however. Most sellers don’t have the capital to just fix those items before closing, and if you’re getting a loan, a lender hardly ever allows a monetary credit big enough to cover these repairs. It takes a skilled agent who specializes in these kinds of things to get them done.

These kinds of negotiations aren’t simple, and they take someone with experience to structure correctly.
