The market just set a record almost nobody noticed.

In August, sellers outnumbered buyers by 57.9%. That's the widest gap ever recorded. Homes are sitting, asking prices are slipping, and the people who own them are getting more willing to talk.

Where things stand:

⚫Inventory is running above last year
⚫Median asking price has come down
⚫Price per square foot hit its lowest level since January
⚫The 30-year fixed climbed to 7.12%, the highest since early 2025
⚫The Fed meets Wednesday, and markets are heavily expecting a quarter-point increase

Here's the honest version: your negotiating power has never been better, and it has rarely cost more to use it. Both of those are true at once.

Which one matters more depends entirely on your numbers, not the headlines.

Some grandparents have been quietly setting money aside for years and never say anything, because they assume it would complicate the loan.

It usually doesn't.

Many loan programs allow a family member to gift money toward a down payment. It has to be documented, and it has to be a gift rather than a loan, which is what the letter confirms. That's most of the process.

The part that gets missed is timing. Gift funds work best when they're brought up early, before the money moves, not after.

If someone in your family has been waiting for permission to help, this is your reminder to have the conversation.

Happy Grandparents Day.

Most people have no idea what normal looks like from a lender, because they only do this once or twice in a lifetime.

So they assume the silence is normal. They assume the surprise fee at the end is just how it works. They assume one option means there was only one option.

None of that is normal.

The green column is not a high bar. It is the floor. Clear fees, real answers, actual choices, and honesty about timing even when honesty costs the lender a deal.

If your last experience did not look like the left side, that was not your fault and it does not have to happen again.

Twenty-five years.

Today we remember the lives lost on September 11, 2001. The people who never came home. The ones who ran toward the danger instead of away from it. The families who have carried this every day since.

Some things don't fade with time. They shouldn't.

Never forget.

Nobody types these questions into a search bar because they are curious.

They type them because they are scared the answer is no.

Here is what actually happens. Student loans get factored in, not counted against you automatically. A new job can work, and in some cases a signed offer letter is enough. Credit does not have to be perfect. Twenty percent down has not been the standard in a long time. And getting denied once is not a permanent record.

You are not disqualified. You are undiagnosed.

The only way to find out where you actually stand is to have someone look at your real numbers.

Everyone's waiting for the perfect moment. While they wait, the market quietly handed buyers something it hasn't offered in seven years: choices.

Here's where things actually stand:

Inventory is at its highest level since 2019
New listings hit a four-year high last month
The 30-year fixed climbed to 6.71%, a new high for the year
Inflation data lands Thursday and Friday, and the Fed meets next week

Softer asking prices and more homes on the market mean negotiating room. That's the part nobody's talking about.

A rate can be changed later. The house you didn't see is gone.

There are more homes on the market right now than at any point since 2019.

That is the part of this market nobody was talking about a year ago. Active inventory has climbed to about 1.14 million homes, the median asking price has eased to roughly $420,000, and homes are still selling slightly faster than they were last year. Sellers who price realistically are finding buyers. Sellers who don't are sitting.

Affordability moved the right way too. The median mortgage payment fell in July to around $2,175, and fewer homeowners fell behind on payments.

The catch is rates. They pushed higher again at the end of last week, and that pressure is keeping a lot of would-be buyers on the sidelines — which is exactly why the buyers who are out there have room to negotiate that they didn't have two years ago.

More choices. Less competition. That combination doesn't last forever.

Friday brings the August jobs report, which tends to move rates more than almost anything else on the calendar. Expect movement.

Nobody talks about what actually happens when rates come down.

Every buyer who has been sitting on the sidelines gets the same signal at the same time. They all come back at once. And the thing that was in short supply the whole time, houses doesn't suddenly multiply to match.

More buyers competing for the same inventory tends to move prices up. Which means the savings people were waiting for often gets handed right back at the offer table.

That's not an argument for rushing. It's an argument for being ready:

✔️ Know your comfortable payment before the market gets loud
✔️ Have your documents together, not scattered
✔️ Understand what you'd need at closing
✔️ Be Pre-Qualified so you can move on a Thursday, not a month later

Waiting isn't the mistake. Waiting unprepared is.

Comment READY and I'll walk you through where you'd stand.

The saved folder is full. The tours never happened.

It's almost never because the homes were wrong. It's because there was no number attached so every listing felt like a maybe instead of a yes or a no.

Knowing your range changes how you look at a house:

✔️ You stop touring homes that were never going to work
✔️ You recognize the right one faster
✔️ You can make an offer without a two-week scramble
✔️ You stop guessing what your payment would actually be

A saved listing is a wish. A number is a plan.

Comment SAVED and I'll walk you through what your range could look like.

Rates spent most of the summer moving the wrong direction. Last week they moved the right one.

By Thursday, mortgage rates had reached their lowest level in about a month. The driver was inflation data at the wholesale level coming in softer than expected — the kind of report that doesn't make headlines but does move rates.

The 30-year fixed averaged around 6.71% to close the week, down slightly week over week.

Here's the part worth paying attention to: this window opened on a Thursday and had mostly closed by Friday afternoon. That's how fast these things move now.

The people who benefit from a week like this aren't the ones who start looking after they see the headline. They're the ones who already had their numbers ready and could act on a Thursday.

The Fed releases its meeting minutes Wednesday, so expect more movement this week.
