Tampa Bay is Zillow’s hottest housing market for 2022 Nationally, home values are expected to grow 14.3 percent, according to a Zillow analysis. For Tampa Bay, 24.6 percent.

New changes are coming November 1st to the FR/BAR contracts! Don't be that agent that gets caught up in a lawsuit because you don't understand the contract!

One of the major changes is related to how we calculate deadlines in the contract! When a time period or date ends on a Saturday, Sunday or on a day that is either a national legal public holiday, or on a Friday or Monday when such a holiday is observed, what happens? These time periods or dates for performance will now extend to the next calendar day which is not a Saturday, Sunday or on the day a national legal public holiday is observed. There is no longer a 5 p.m. cutoff as there has been in the past!!!

Now, what is considered a national legal public holiday? We have that answer for you!

Updates to FR/BAR Contract Forms When: Wed, Oct 27, 2021 5:00pm - 7:00pm

Did you know that in the new changes to the FR/BAR contracts, TWO tasks must be completed within the loan approval period?

Task #1: The the buyer must obtain loan approval of financing as described in the contract (this is not new)but what is the second?
Task #2: Receipt of an appraisal (or alternative valuation) satisfactory to the buyer’s lender, if required. That's right, the appraisal is now a requirement of the loan approval.

Do you know what happens if the buyer does not provide written loan approval to the seller within the loan approval period? The contract becomes a CASH transaction WITHOUT a financing contingency.
