Timeline for Residential Building Inspections:
n the Missouri real estate contract, Paragraph 10 - Inspections, the timelines are typically structured as follows:
1. Buyer’s Inspection Period (10 days): The buyer has 10 days from the date of acceptance of the contract to conduct inspections and deliver a written notice of any requested repairs or issues to the seller.
2. Seller’s Response Period (10 days): The seller then has 10 days to respond to the buyer’s inspection notice after receiving it.
This means the seller’s 10-day period begins after receipt of the buyer’s notice, not from the contract acceptance date. Therefore, it is not necessarily a total of 20 days from the acceptance date. Instead, the timeline depends on when the buyer submits the inspection results and requests to the seller within their initial 10-day period.
To calculate total timeframes:
• If the buyer takes the full 10 days to notify the seller, and the seller uses their full 10 days to respond, it could extend to a total of 20 days from the acceptance date.
• If the buyer submits their inspection notice earlier, the total time could be less than 20 days.
It’s always a good idea to refer directly to the language in the contract and confirm with your broker or legal professional if there’s uncertainty.

A spouse can purchase a property without the other spouse signing anything – as long as for cash. If a loan, the spouse must sign the deed of trust, or a waiver of marital rights.
In Missouri.
The title owner spouse cannot sell without the other spouse signing unless, along with the purchase, the spouse signs a waiver of marital rights at the time of purchase.
