Alturas Homes

Estimator/ Project Coordinator

Job purpose

Assist Alturas Homes with unit takeoffs, bidding, and budget creation for new homes. Coordinate payment information in Builder Trend for vendors and track and issue change orders and variance costs. Support sales staff and homeowners by coordinating buyer selection information to vendors and construction management staff. Help accounting staff ensure that payments to vendors are accurate and timely. Promote positive company image in all meetings with vendors, clients, and internal staff.

Duties and responsibilities
• Estimating

Perform unit takeoffs for plans to help establish budgets. Send bid requests, specifications, and related information to vendors to establish construction costs. Coordinate information communication between homeowners, construction staff, and vendors. Track job costing and homeowner pricing for options, change orders, and variances and communicate changes to vendors and construction managers. File and organize bids and takeoffs. Create purchase orders and vendor communication in Builder Trend.

• Purchasing

Assist with establish fair unit pricing for vendors. Ensure that vendors understand what is included in their scopes of work and establish accountability with following their scopes of work for agreed upon pricing. Help with value engineering of plans, purchasing processes, and the estimating and purchasing functions of Alturas Homes to achieve optimal efficiency and balance between the quality of our building products and processes and competitive job costing. Assist with negotiating vendor contracts along with recruiting new vendors to maintain workloads required of vendors to complete their tasks and meet schedule deadlines. Track and seek for discounts, rebates, and related programs for model & parade homes, as well as track eligibility for rebate programs for our homes. Perform unit takeoffs for plans to help establish budgets.

• Project Coordinating

As necessary assist with create job specifications and as needed meet with buyers, the sales team, and construction staff. Facilitate communication between sales, vendors, and internal staff about what is included in scopes of work and job specifications. Assist with meeting the needs and ensuring that buyers know what to expect in their home, construction staff knows what to build, and that these items are appropriately accounted for in terms of cost and price. Mange the process of change orders for buyers that purchase speculation homes, or request changes after construction has started. Ensure proper communication between buyers, vendors, and Alturas staff.
Qualifications

Understanding of construction, estimating, and purchasing. Ability to work well with people and be sensitive to the needs of customers, co-workers, and vendors. Ability to work well with various personality types and be able to get objectives completed while maintaining positive relationships. Desire to work hard, accomplish goals, ability to stay organized and pursue excellence.
Key Qualifications:
• Education- HS diploma, college education preferred.
• Skills- computer and software proficiency required. Understanding of Google Applications, MS Office (Word & Excel), PDF software (Blue Beam), Builder Trend (preferred, but not required).
• 1-3 years of construction experience.

Construction Project Manager

Eagle Rock Timber, Inc. is looking for a Construction Project Manager for our busy company. ERT is based out of Idaho Falls, and does work for the INL, State of Idaho, Federal Highways and Forests, and has been working in the oil fields of North Dakota. Projects range from Idaho, Wyoming, Montana, and North Dakota.

We are in need of a solid PM who can handle management of the field progression, but also manage budgets, change orders, and billing.

Job Description:

An Eastern-Idaho based General Contractor is seeking a Project Manager, responsible for overall coordination and management of various construction projects for all phases of project life. Projects include commercial and industrial, including private, government and tribal entities. Projects range from $50k to $5M. DOE, ITD, and Public Works experience is a plus.

Primary Duties and Responsibilities:

• Prepare and track project budget, variance, and profitability.
• Ability to develop and continually update project schedules (MS Project or Primavera).
• Ability to control project scopes, negotiate changes to the scope of work with the client and key subcontractors.
• Ability to run the day-to-day management aspects of various projects.
• Manage submittal process.
• Ability to multi-task a must. Candidate will be dealing with superintendents, subcontractors, and customers on various projects on an hourly basis.
• Work with Project Superintendent for project needs for changes, documentation, daily reports, logs, daily schedule, and clients concerns.
• Monitors projects and reports to management.
• Ability to communicate effectively to all levels of project stakeholders.

Experience, Skills, and Education:

Position requires a minimum of 5 years of construction experience. Ability to read and understand blue prints, specifications and construction change directives. Requires strong presentation, good written and verbal communication skills as well as a positive and professional attitude.

Summary
Assists Project Manager and Sr. Project Engineer with the planning and daily ex*****on of the construction project. Responsible for maintaining certain aspects of the project schedule as assigned by the Project Manager, by managing the process of submittal approvals, coordinating the timely delivery of materials, maintaining schedules and budgets. 30 hours of OSHA training once every four years.
Essential Functions
Project Financial Responsibilities
• Assists project management by proactively managing the project budget by controlling expenses, administering owner and subcontractor billings, identifying work not covered by subcontractor’s scope of work/budget and ensuring the success of office support functions related to the overall cost and scheduled completion.
Preconstruction Services
• Establish procedures for controlling contract drawings.
• Initiates set-up of the job management system.
• Assists with the scopes of work, bid package development and help solicit subcontractors and suppliers.
• Initiates the building permit process.
Project Start-up and Scheduling
• Assists in the development of the site utilization plan.
• Assists Project Manager / Superintendent in the review and coordination of the Loss Prevention, Sustainability Action Plan and Quality Control Program.
• Develops submittal log, participate in subcontractor project orientation meetings, communicate and coordinate submittals and coordination drawings with subcontractors and the Superintendent.
• Actively participates in subcontractor project orientation.
Project Administration, Coordination and Close-out
• Responsible for proactive administration of reviewing and processing all submittal data and shop drawings to ensure project schedules are expedited and materials are delivered on time.
• Conducts preconstruction meetings with subcontractors, assisted by the Project Manager and/or Superintendent.
• Serves as the onsite quality manager for assigned trades by verifying subcontractor deliveries meet approved submittal requirements.
• Attends and participates in meetings with Architect/Engineer and owner representatives, provides information and assists the Project Manager in the preparation of progress reports/meeting minutes.
• Distributes proposal change documents to subcontractors/suppliers and assists in collecting pricing and/or prepares change proposal requests for internal pricing review.
• Ensures all clarifications, changes, directives, RFIs, etc., are updated on the “as-built” drawings and are fully coordinated with company supervision and all subcontractor/suppliers.
• Responsible for submitting owner required close-out documents and assisting subcontractors /suppliers in scheduling owner required training and documentation.

Working Conditions
• The majority of work is completed on job sites in an office trailer or in an existing structure. Due to daily condition changes on construction projects, when employees are outside of the office trailer or structure, they must wear appropriate personal protective equipment as required by the company's safety policies and as required for weather conditions.
• The project team and/or team member may need to move to other projected work geographic locations, if necessary.
Education, Experience and Knowledge
• B.S. in Construction Management, Engineering, or related field position. Entry level graduate up to 2 years of experience preferred, or 2 to 4 years of progressive construction related trade experience. Internship(s) or Co-ops with a construction company is desired.
• New hires are required to sign up for OSHA courses and complete them within the first six months of employment.
• Organizes people, tools, and equipment and plan/manage multiple activities to accomplish desired results.
• Makes decisions under tight deadlines, sometimes with incomplete information.
