😎Tips to prepare for a real estate appraisal inspection to get the most value for your home... 🤔
😀...Today I will share with you how to prepare your home and what you should provide to the appraiser at the time of the inspection.
Hi, my name is Don Mowery, with the Mowery Group. I am both a real estate broker and a real estate appraiser with over 30 years of experience.
Suppose you are like most homeowners and even real estate agents, the feeling of fear 🤯sets in wondering if your home will appraise high enough to get your loan. So here are a few tips to help you get the most value for your home.
🧏♂️Tip 1 - Pick up and clean up. However, an appraiser does not give value to personal property, the home's condition, and maintenance matters. A clutter dirty home gives the appearance that the home has not been maintained.
✅Tip 2 - Provide the appraiser with a list of recent upgrades. These items can include a remodeled kitchen, baths, new windows, a new roof, new flooring, a new heater or air conditioner, electric, and plumbing. Providing this information at the time of inspection ensures that the appraiser does not miss anything and makes the appraiser’s job easier.
✅Tip 3 - Check your local codes to ensure that you have any government or lender required items. Here in California, smoke detectors, a carbon monoxide detector in each living area, earthquake straps on the water heater are typically required. If you do not have these installed at the time of the inspection, the appraiser will have to come back out once you have repaired them which will cost you additional money and time.
✅Tip 4 - If you have dogs please make sure only to secure them so they are not jumping on the appraiser. In addition, it helps if you pick up and dog p**p 💩 since the appraiser will have to walk the exterior of the house to measure it.
✅Tip 5 - If you have solar please let the appraiser know if you own it or lease it.
🙋♀️🧑If you are a real estate agent and our meeting the appraiser for the sale of a home here are a few additional tips🙂
✅Tip 6 - Bring a list of any recent similar comparable sales that you have. Sometimes the agent is some of the best sources of information.
✅Tip 7 - If the home is located in a community with an association I recommend that you provide the appraiser with the name of the community, the property management, and their phone number.
✅The last tip…(8) Bring a copy of the contract and any counteroffers. I cannot tell you how many times the lender forgets to send the counteroffer with a higher sales price that the appraiser had no knowledge of.
