🎥 Market Update Monday
Blue Valley School District, South Overland Park

📊 102 homes sold in the past 30 days.

The median sold home was 4 beds, 3.1 baths, about 3,300 SF, with just 8 days on market, selling around $611K.

That’s slightly higher than when I filmed market update video back in April.

But here’s the BIG change: inventory!

🏠 We currently have 247 active listings, with a median list price of about $887K. And roughly 100 of those 247 homes are listed over $1 million!

🚜New construction is booming along State Line Road and near the Overland Park Arboretum & Botanical Gardens—with 5-, 6- and even 7-bedroom homes, many over 4,000 square feet!

There are still resale homes available, including some duplexes, townhomes, and patio/villas in the $300s. But single-family homes in the $400s are limited, while the $500s, $600s and $700s have much more to choose from.

You know, Blue Valley is a highly sought-after school district🍎

Navaratri Garba Party—here I go! ✨

I’m pretty sure I was one of the few non-Indians there—along with a few Indian spouses. 😄 A lovely Indian senior couple from my ZUMBA class invited me, and I’m so glad they did!

I learned some Garba moves a long time ago as part of my ZUMBA training—one of the four Indian dance styles I studied: Bhangra, Lavani, Bollywood, and Garba.

We started with slow, simple steps, then gradually picked up the speed and complexity… and quickly turned it into a big line dance! So much energy and SO much fun! 👏

Next time, I’m definitely getting one of those beautiful Garba outfits! 😍

Tomorrow: Dandiya night at Homefield KCK Showcase Center! Different rhythm, different dance, same cultural fun. Catch up, if you can!
