CNS recently held EPA Lead Inspector and Lead Risk Assessor Initial classes, training students on the judgment calls that come up when a real site doesn't match what's on paper.

There's a specific kind of déjà vu seeing familiar faces show up for their next certification.

Students came back to add another certification and build out what they can offer clients. An Asbestos Inspector adding Project Designer, or a Mold Assessor adding Remediation Contractor, is a move into more scope - not just adding another line to their resume.

A buyer on an 18th century home asks if a lead inspection is even worth getting. It's a fair question, and one that comes up constantly. Sellers worry a documented finding scares off buyers or complicates a sale. Buyers assume an old house is a lost cause anyway and wonder if testing is worth the cost.

Here's what a Lead Paint Inspector certification holds you to in that conversation:

🟢 Assumption isn't documentation, and only testing tells you what's actually on the surfaces today. And if you have children living in your home, you want to be certain what’s actually there and what isn’t.

🟢 A finding isn't a verdict on the house. It's data the client needs before closing, remediation, or resale, not a reason to avoid finding out. The findings help you choose the right path forward.

🟢 Know your jurisdiction. Reporting and disclosure rules vary by state. EPA administers the lead-based paint activities program directly in New York, rather than the state running an EPA-authorized program. NYC then layers its own rules, like Local Law 1, on top of that federal baseline.
