📋 **Master Board of Directors Meeting Summary — September 30, 2026**

🕡 The meeting was scheduled for 6:30 p.m. and called to order at 6:31 p.m. The Board accepted the agenda and approved the August 12, 2026, meeting minutes.

💰 The Treasurer presented the financial report, and the Board approved the July and August 2026 financial reports.

The following items were reviewed:

🏢 Building and Roof Repairs:-The Board selected ESI as the engineering firm to develop a repair plan and approved its proposal in the amount of **$25,000**.

🏊 Pool Heater Replacement: The Board selected Premier Pools and approved the replacement proposal in the amount of **$45,000**.

📬 Mailbox Project: Tabled pending additional information.

🚪 Door Entry System:** Tabled pending additional information.

📊 Draft 2027 Budget:** Presented and tabled to allow additional review time.

📄 Assessment Collection Policy:** The Board approved distribution of the proposed policy.

🌡️HVAC Maintenance Contract:*The Board approved a two-year agreement with GHC Mechanical in the amount of **$20,460**.

⛲ Seasonal Fountain Maintenance:** The Board approved the Fountain Pros contract in the amount of **$11,650**.

🔒 The Board then entered executive session to discuss recent damage to Association property at the Community Center.

🕖 The meeting adjourned at **7:05 p.m.**
