Home reno surprise #2: we opened the ceiling and found… wasp nests. 🐝

While working in the living room and downstairs, we opened the ceiling cavities and discovered wasp nests tucked inside. Definitely not on the project plan. 🤣

This is exactly why I always include a contingency budget in any renovation. Once you open a wall or ceiling, you never really know what you'll find, and it's much less stressful when you've planned for a surprise or two.

🏡 Sell first or buy first? There's a third option.

Here's how each option works:
1️⃣ Sell first
You'll know exactly what you're walking away with, so you know what you have for the down payment on your next home. It also helps you avoid paying two mortgages at the same time. A lot of my clients choose this route.

2️⃣ Buy first
You get to move into your new home before your current one goes on the market. That way you're not living through showings while I get your home sold. This works if you qualify with your lender or if you're buying with cash.

3️⃣ A bridge loan—This is the one many people don't know about.
A bridge loan can let you buy your next home before you sell your current one, which can take a lot of stress out of the move. There's a timeline and some fees involved, so your lender is the best person to walk you through the details.

💵 $100,000 in equity does not mean $100,000 in your pocket.

Here's what comes out before you see a check.

1. Selling costs - Agent commissions are negotiable and different in every contract, but they're part of the deal. Add closing costs and title fees on top of that.

2. Your mortgage payoff - Most people assume the balance on their monthly statement is their payoff. It's close, but it's not exact. The title company orders an official payoff from your lender that's calculated down to your closing date.

3. Property taxes - In Ohio, property taxes are paid in arrears, meaning you're paying for time you already lived in the home. At closing, you settle up for that period. It shows up right on your settlement statement.

There can be a few more line items depending on your situation, and that's exactly why a walk-away estimate before you list is worth doing.
