Home inspectors are good for more than buying a home.

Recently, I inspected a 22 year old property in Utah County. The seller reported that they have had a problem with water coming in through the basement wall on the north side of the property. They called a plumber to come out and check, but there weren't any pipes in that area. Then they called a structural engineer to inspect the foundation and the engineer was not able to find the source of the water.

I went in for my inspection and looked at the basement wall, the moisture levels were 21% (Insurance industry standards list 14% or lower as dry), then I went to the outside wall and found a misaligned rain gutter (picture below). The misalignment allowed rain water to go directly into the ground against the foundation, then it would go straight through the concrete into the house.

We corrected the misalignment. 2 days later there was a rain storm and later that night the home owners called me to report that their basement wall was dry, the repair was successful.

Home inspectors can help you to know just what needs to be done, before you call the foundation expert that might as well be blind or the plumber that only knows pipes, call your home inspector.
