If you own rental property or are planning for long-term ownership, this is an essential session to help you navigate your options and avoid surprises.
This is a FREE webinar!
Join EBRHA and the Alameda County Housing Provider Resource Center for Part 2 of a special webinar with Alameda County Assessor Phong La, focused on one of the most important topics for rental property owners and families planning for the future: How to transfer property without triggering a reassessment of property taxes.
Assessor La will continue the conversation from our last webinar and answer questions with rental housing providers about how California’s property tax laws apply when:
- Parents transfer property to their children
- Seniors transfer property to new homes or family members
- Rental properties or family homes are passed to the next generation
Attendees will learn which transfers may qualify for reassessment exclusions, what documentation is required, and common pitfalls that can lead to unexpected tax increases.

On the June 2nd primary election ballot, voters in Oakland will decide whether to approve a new parcel tax that would cost property owners $192 per year, per parcel, for the next nine years. The measure is projected to raise roughly $34 million annually to go towards city services like police, fire, and other operations.
At first glance, that may sound reasonable. But for property owners, it means a benefit for the entire city that they alone are forced to fund. Don't forget, roughly 55-60% of voters in Oakland are renters, which means they can easily approve this parcel tax, and won't have to pay for it.
This measure may be a long-term financial obligation for homeowners, but for rental property owners, it's yet another layer on top of an already heavy cost structure.
Do you think it's fair that small rental owners are constantly on the hook for bailing out the city for the continued mismanagement of city funds? Let us know what you think in the comments.

Most rental housing providers don’t think they need support… until something goes wrong.
It’s not the obvious mistakes that cost you—it’s the small ones. A missed update. A form that’s slightly outdated. A notice that isn’t worded quite right.
That’s where the $10,000 problems start. And by the time you realize it, it’s already expensive.
EBRHA is built to keep you ahead of that moment with compliant forms, real-world guidance, and the resources to help you get it right the first time. Because in this industry, being “almost right” can still cost you.

Congratulations… you’re a rental housing provider. Now the real risk begins.
One missed step. One outdated form. One compliance mistake. That’s all it takes to trigger a lawsuit that can cost you up to $10,000—or more. Think you’ve got it covered? Most people do… until they don’t.
In today’s regulatory environment, guessing isn’t a strategy. Going it alone is a gamble. That’s why EBRHA exists. Real support. City-compliant forms. Up-to-date guidance. A safety net when things get complicated. Stop risking thousands to save a few hundred.

Let’s talk about a reality most people don't realize...
According to the National Apartment Association, for every $1.00 in rent collected, rental housing providers keep just $0.07. That’s it. Seven cents.
The other $0.93? Gone. Mortgage payments. Property taxes. Insurance. Repairs. Maintenance. RAP Fees. Business License Fees. Rent Registry Fees. Trash Fees...
So that $1,000 in monthly rent, everyone loves to debate? It leaves about $70 in actual cash flow.
Now ask yourself…
Does that sound like some massive windfall?
Because that $70 comes with:
• Constantly changing regulations
• Risk of non-payment from renters
• Expensive legal battles
• Compliance mistakes that can cost thousands
• Claims and lawsuits — whether they’re valid or not
And all of that risk sits squarely on the shoulders of the housing provider.
This isn’t passive income.
This isn’t easy money.
And it’s definitely not risk-free.
So before we keep pushing policies that make operating rental housing even harder, maybe it’s time to ask: How much pressure can you put on a system that’s already running on 7 cents?
