New construction is tempting right now. I get it.
Low interest rates. Free blinds. Free washer and dryer. Temporary rate buy-downs that make the monthly payment look really attractive on that sales center whiteboard.
But here's the question nobody in that model home is going to ask you: what does that payment look like when the buy-down expires?
Because a 2/1 buy-down feels great in year one. Year three is a different conversation.
Before you fall in love with the incentives, I want you to understand the total cost of that new construction home. Not the marketed cost. Not the teaser rate. The real number you will be living with for the next 30 years.
And if you are a resale seller sitting here thinking you cannot compete with a builder's billboard, I want you to hear this too. You have value built into your home that a brand new construction cannot touch. Custom landscaping, established neighborhoods, mature trees, upgrades already done. Stop competing on the builder's terms. Start telling your own story.
