WHAT I'M LEARNING AS I TRANSITION FROM AGENT TO INVESTOR 📋
After years of helping clients buy and sell properties, I thought I knew real estate inside and out. But, as one YouTuber put it: being an agent is like being in preschool!
Here's what I've discovered in my first few weeks of research:
🔥The properties I used to pass over for clients often have the most potential for investors. Those "needs TLC" listings suddenly look like opportunities.
🔥My network as an agent is proving invaluable - from contractors who can give ballpark renovation estimates to lenders who specialize in investment properties.
🔥Analysis paralysis is real! I'm working through the fear of making my first investment purchase by educating myself and setting clear criteria for what makes a good deal.
🔥Fellow agents have been incredibly supportive. Several have reached out to help me network and start learning the ropes.
🔥The skills that made me a good agent (market knowledge, negotiation, understanding of the closing process) create a solid foundation, but I'm still facing a steep learning curve.
I'd love to connect with others who have made this transition.
What was your biggest surprise going from agent to investor?
And for the experienced investors here - what resource would you recommend for someone at my stage?
Following this journey? Hit that follow button - I'll be documenting everything from analysis to offer to (hopefully soon!) my first investment property closing!

Research mode: activated!
Diving deep into market data today. As an agent, I've helped clients buy and sell here for years--now I'm looking at it through the investor lens.

Big announcement: I'm expanding my real estate journey into investing! 🏘️
After helping clients find their dream homes for 7 years as an agent, I've decided to apply what I've learned about our local market to begin my own investment portfolio.
"But why now?" you ask. "Isn't the market terrible?"
I've heard this complaint the entire 7 years I've been in real estate. The truth is, there are opportunities in every market, every day, and every circumstance. I don't trust my (or anyone else's) ability to time the market; all we can do is work with what we've got.
I'll be sharing my complete journey - the research, the wins, the inevitable mistakes, and everything I learn along the way. No sugar-coating, just real experiences from someone figuring it out step by step. (

Snow days: When your kids are living their best life and your house is having an existential crisis.
Currently accepting bets on what will give out first:
A) The wifi during your work call
B) Your sanity after the 47th snowman
C) Those spring bulbs that chose the wrong week to sprout

True story: I fell IN LOVE with the first house Jamie and I ever bought. The view from the back door....🤌🤌
I didn't even want to see it at first because the listing only had 1 photo. I wasn't going to reward bad agent behavior. 😂
Thankfully we saw it, fell in love, and closed 30-ish days later. It doesn't always happen that way, but man, it sure is fun when it does!
