Here’s what I’d do if I started from 0 today:
1️⃣ Pick a landlord-friendly state:
These will offer you the best protection.
5 of my favorite states are:
• Alabama
• Missouri
• Louisiana
• Indiana
• Ohio
But now, make sure you’re legally protected…
2️⃣ Set up your LLC:
Head over to LegalZoom.com and register a Wyoming LLC as your holding company and a subsidiary LLC in the state you’re choosing to buy in.
3️⃣ Find a house:
Go to Investorlift.com for some of the best off-market properties.
But make sure you use these filters:
• Under $100k
• 3+ bedrooms
• Built after 1950
• Under 1,500 sq ft
Once you’ve found a property…
4️⃣ Close the deal:
Assign your real estate agent power of attorney.
This way you can do this all remotely and they can close the deal on your behalf.
5️⃣ Hire a property manager:
I use thumbtack.com to find reliable property managers.
6️⃣ Rent out the deal:
Take the rent amount from HUDUser.gov, and list the property on AffordableHousing.com
This is where Section 8 tenants look for properties
Then, you keep the remaining profit.

Everyone thought I was crazy...
But here's what I learned working inside my local housing authority at 17:
Section 8 is a government program that pays most of a tenant's rent directly to the landlord every month.
And the average Section 8 tenant stays about 7 and a half years, because it can take close to 10 years just to get on the program.
Nobody wants to risk losing that spot.
That's why I skip the expensive markets everyone fights over.
The best deals I find are sub-$100K houses in the Midwest and Southeast.
I can buy a house in Ohio for around $75,000, rent it to a Section 8 tenant for $1,300 to $1,400 a month, and put roughly 15% down ($8,000 to $12,000 on houses in this range) using DSCR financing.
Deals like that cash flow me $500 to $800 a month after every expense.
I still own the very first $50,000 house I bought at 17.
And rents have climbed so much that it brings in $2,000 a month today.
Now I'm 24 with 405 Section 8 rentals across 3 states, and I run all of it from Miami.
