Florida's Proposed Property Tax Changes: What Property Owners Should Know About The 2026 Save Our Homes Proposal
As someone who guides clients through some of the most significant decisions of their lives, it’s important to stay on top of changes that could impact your investment. Florida voters will soon decide on a 2026 amendment that could reshape property taxes: the homestead exemption may increase to $250,000 for non-school taxes by 2028, and the annual assessment cap for many non-homestead properties could drop to 5% starting January 2027. These proposed changes could affect both homeowners and investors in meaningful ways. Drawing on years of experience in Florida’s real estate market, I’m always watching for updates that matter to you—so you can make confident, informed decisions.

Florida Housing Shows Signs of Recovery | A Realtor you'll never "Forget"
Florida’s housing market is showing encouraging signs of recovery—something I’ve been watching closely as a Realtor working across Florida, South Carolina, and New Hampshire. After being one of the first states to experience a slowdown, we’re now seeing inventory levels move lower here in Florida. That usually signals stronger buyer activity and a market working toward stability, which is always welcome news for both buyers and sellers. Homebuilders are also reporting increased backlogs, reflecting renewed confidence in future demand compared to the earlier cooling period. The employment picture is helping, too: job growth is ticking up, and by 2025, goods-producing jobs are expected to move back into positive territory. All of these shifts are important not just for our local market, but also because experts believe central bank officials may soon take note of broader economic pressures tied to Florida’s momentum. It’s a dynamic time to be making real estate decisions, and having an experienced, local guide makes all the difference.

Arizona vs. Florida: Two different growth stories for real estate investors
When considering real estate investments, it's fascinating to see how Arizona and Florida offer such distinct opportunities—and challenges. Arizona has been experiencing impressive growth thanks to its booming semiconductor industry, though investors need to keep a close eye on water supply issues that could impact future development. Here in Florida, much of our real estate expansion is fueled by a mix of new residents relocating and strong tourism, both of which bring vibrancy to our communities. However, it's important to factor in the realities of flood and storm risks, which can influence both insurance costs and development plans. As someone who has helped clients navigate these complexities across multiple states, I know firsthand how local factors can shape your investment choices.

Florida Housing Shows Recovery Signs | A Realtor you'll never "Forget"
It's encouraging to see Florida's housing market showing real signs of recovery. After being one of the first states to feel the impact of a market slowdown, we're now witnessing inventory levels moving lower—a positive signal that buyer demand is firming up and our market is finding its footing. Homebuilders are reporting rising backlogs, which means they're seeing stronger demand and have more confidence in what's ahead. The employment landscape is also shifting in a good direction; job growth is ticking upward, and goods-producing jobs are expected to turn positive after 2025. These are all promising indicators for both buyers and sellers here in Florida. As someone who has guided many clients through the ups and downs of this market, I know how important it is to stay informed and make decisions based on the latest trends. It’s an exciting time to watch our market regain its momentum.

Nashville and Florida Just Topped America's 'Most Desirable Places to Live' List — Again
It’s no surprise to see Nashville, Denver, and San Diego topping the list of America’s most desirable places to live, with Florida once again claiming the title of most sought-after state. As someone who has helped clients navigate moves to and within Florida, South Carolina, and New Hampshire, I see firsthand how factors like low crime, affordability, and beautiful weather shape these choices. Yet, it’s striking that 54% of Americans find it out of reach to move to their preferred location. Chicago, unfortunately, landed as the least desirable city this year. When it comes to making such an important decision, having the right guidance and experience can make all the difference.
