Industrial Studio Space Available

Now Leasing Artist studio and maker space within a 2,500 SF warehouse building at 705, 707, and 709 W Third Street, Lexington, KY, 40508, just a few minutes from downtown!

The space could be a good fit for visual artists, muralists, sculptors, fabricators, installation artists, designers, and other creative uses. The goal is to create a simple, affordable workspace for artists, makers, and creative people who want room to work in a raw industrial building with character.

The building can work for either individual artists or a collective. As a starting point, pricing is around $300/month, plus about $50/month in utilities, for roughly 300 square feet of studio space.

There is flexibility to create smaller units out of the total 2500 sq ft building to fit your needs, but it is currently laid out as:

Unit 709: 1,104 SF
Unit 707: 800 SF
Unit 705: 600 SF

The building is a former garage and warehouse with a raw, utilitarian feel. It includes an open workspace, smaller rooms, two bathrooms, concrete floors, and garage-door access. I’m currently making improvements and hope it can become a creative workspace with a strong community feel.

Given it’s I-1 Light Industrial Zoning. It is best suited for studio, workshop, and maker use. For example, the zoning specifically allows the following uses- carpentry, masonry, painting, plastering, metal work, printing, publishing, lithographing, engraving, electrical, sign painting, upholstering, tile, mosaic and terrazzo work, electroplating, interior decorating, and more.
