One thing I'm careful about when helping a Worcester buyer read market reports: I never toss listing prices, sold prices, and inventory figures into one statistical soup. 🥣

For August 2026, Realtor.com reported a $549,998 median listing price for Worcester. A separate report citing Massachusetts Association of REALTORS® data showed a $465,000 year-to-date median sale price through August. Those figures measure different things and should not be treated as interchangeable.

My practical rule is to check the geography, timeframe, and metric before using any headline number to guide an offer.

The median listed rent in Worcester was $2,236 per month in September 2026, down 2.78% year over year, according to Realtor.com Economic Research. This is the midpoint of advertised rents, not necessarily the amount in signed leases or the cost of a specific apartment.

For each option, add estimated heat, electricity, parking, laundry, commuting, and required insurance. Also confirm which utilities and services are included in writing before applying.
