Cap rate sounds complicated.

It’s NOI ÷ property value. That’s it.

That’s why I want new investors to understand the
numbers before they make offers.

A property can look good on Zillow.
The rent can sound good.
The neighborhood can look good.

But if the numbers don’t work… the deal doesn’t work.

Here are 4 terms worth knowing before you buy:

NOI: what the property earns before debt payments.
Cap Rate: how the property’s income compares to its
value.
Cash-on-Cash Return: what your actual cash is
earning.
ARV: what the property may be worth after renovations.

Save this for the next deal you analyze.

This house generated a $75,000 profit
and the renovation was only part of the equation.

Purchase: $270,000
Renovation: $90,000
Holding and other costs: $75,000
Sale price: $510,000

The key was buying at the right price and
understanding the numbers before closing.

ARV. Repairs. Holding costs. Profit.

A strong renovation cannot fix a bad purchase.

Your W2 is not the problem. Your loan
type is.

These 5 DSCR lenders will fund your first real estate
deal even if you’re a first-time investor:

Kiavi | Lima One Capital | Easy Street Capital | Griffin
Funding | Dominion Financial

They don’t check your W2s, tax returns, or
debt-to-income ratio. If the rent covers the mortgage,
the property qualifies.

*DSCR Loan Requirements:*
Credit: 620-680 | Loan: $100K+ | Down: 20-25%

Easier loan, not free money.

The biggest mistake new investors
make?

Waiting for the perfect deal to show up on the MLS.

By the time a property hits the market, hundreds of
buyers may already be looking at it.

Experienced investors look for signs that a homeowner
may need a solution before they ever call an agent.

Examples:
🏠 Probate properties
🏠 Tax delinquent owners
🏠 Tired landlords
🏠 Code violations
🏠 Vacant properties

The goal isn’t to pressure anyone into selling…

It’s to find homeowners who may already have a
problem you can help solve.

Deals are created by finding problems and providing
solutions.

You make six figures. You have a
good job. And everyone keeps telling you to buy your
dream home.

But what if your first home could also help you build
wealth?

Instead of buying a big house that eats up your
paycheck, consider buying a duplex, triplex, or
fourplex.

Live in one unit. Rent out the others. Let your tenants
help pay the mortgage while you build equity.

That’s called house hacking, and it could be your first
step toward building wealth through real estate.

You don’t have to quit your job to start building financial
freedom. You just need to make your money work
harder for you.

Stop buying to impress. Start buying to invest.

buy your first investment property.

There was a season when I prayed
for more.

More freedom.
More income.
More control over my time.

But what I didn’t understand was… the blessing would
come with lessons.

Real estate stretched me before it rewarded me.

1. Patience
Not every deal happens when you want it to.

2. Courage
You will have to make moves before you feel 100%
ready.

3. Discipline
You can’t build wealth only when you feel motivated.

4. Faith
There were moments when deals fell apart, money got
tight, and I questioned everything. This one almost
made me quit.

5. Perseverance
The people who win aren’t the ones who never
struggle. They’re the ones who keep going.

Looking back, I can see it now…

God wasn’t only building my portfolio.

He was building me.

So if you’re in a hard season right now, don’t assume
you’re on the wrong path.

Sometimes the lesson comes before the breakthrough.

Keep learning. Keep moving. Keep the faith.

Save this for the days you feel like giving up.

Before you spend $50K on a
renovation… make sure it actually adds value.

Not every home improvement gives you the same ROI.
The goal isn’t to spend more. It’s to choose the
upgrades that help increase property value and protect
your profit.

That’s how smart real estate investors renovate.

Save this before your next remodel or fix and flip

You can watch hundreds of real
estate videos…

And still feel stuck.

That was Mo.

She didn’t need more information. She needed a plan,
a process, and someone to guide her.

That’s when everything changed.

That $40K sitting in your savings
account is actually making you POORER.

Here’s why your bank loves that you leave it there:
If it’s earning 0.40% while inflation is at 3%+ and
high-yield savings accounts are paying 4-5%, you’re
losing thousands a year to inflation.

Wealthy women don’t let cash sit. We make it WORK.
Where that $40K should go instead:
1. High-Yield Savings Account (4.5%+)
2. Money Market Fund
3. As reserves for your first or next rental property in
the DMV

Your savings should be funding your freedom, not your
bank’s profits.

I break this down for my first-time investors in my free
Masterclass every week
