After providing Fundamentals of Home Inspection training to several hundred students in Washington since 2015, we at SGA Inspection have decided to make a significant change to our training program in 2025. Starting this year, we will focus on one student per month, dedicating our full attention to their development. Each selected student will participate in daily inspections while also completing the required coursework at our office. We believe that this personalized approach is the best way to train successful home inspectors.

What is going on with this 6 year old roof
SGA Inspection has taught 44 Fundamentals of Home Inspection classes since 2015. I am pleased to announce that our April 2023 class will become our 16th class to achieve 100 percent licensing. Every student in these classes passed the National Home Inspectors Exam and obtained their Washington State License.

SGA Inspection Inc inspectors are licensed Structural Pest Inspections and will provide you with a complete home inspection. 80 percent of Washington licensed home inspectors do not hold a Washington Structural Pest Inspector license.
(WSDA) Structural Pest Inspector Requirements
You need to be licensed as a Structural Pest Inspector (SPI) if
(1) You are conducting inspections for potential or proposed real estate transactions?
(2) You are inspecting for or reporting on the presence or absence of any of the following? termites, carpenter or moisture ants, wood-infesting beetles, wood rot (fungus)
(3) You are inspecting for or reporting on damage by any wood-destroying organisms (WDO)?
A Home Inspector cannot report on wood-destroying insects or damage unless they are licensed as an SPI.
The bottom line:
1) Most, if not all, “home inspections will include elements of a structural pest inspection and must be done by a WSDA licensed inspector.
2) If you use a home inspector that is not a licensed SPI you may incur additional costs and time delays to schedule a structural pest inspection
3) Be sure to check that your potential home inspector is a licensed Structural pest inspector to get a complete inspection.
