Last week, members of our team had the opportunity to sit down with students from the Montgomery County Public Schools Summer Rise Program for a conversation about construction management. The session gave students a real look at what a career in this industry can be and what it takes to build the built environment around them.
We walked away just as energized as they did!

Summer construction season is here, and if you are a developer or property owner with a project on the horizon, the decisions you make now matter well into the fall.
Here are a few things worth thinking about before you break ground:
⬇️ Contractor availability is tighter than you think. If you are still searching for a GC in June or July, you may already be behind. Start those conversations early and have your scope buttoned up before you start bidding.
⁉️ Material lead times are still unpredictable. Certain mechanical, electrical, and specialty items still take months to procure. Identifying any pre-release items during preconstruction is one of the simplest ways to protect your schedule.
📑 Permitting windows vary widely by jurisdiction. If your project requires approvals in a new market or jurisdiction, build that uncertainty into your timeline now rather than discovering it mid-project.
⛈️ Heat and weather affect productivity. It sounds obvious, but summer conditions impact labor output on-site. Have a plan for how to recover from tough weather days.
The owners and developers who finish projects on time during summer blitzes are most always the ones who planned ahead - or partnered with an expert who showed them the way.

We may not be the ones directly responsible for safety on the jobsite each day, but we are invested in every project from the first meeting to the final walkthrough. That includes making sure everyone onsite goes home safely at the end of the day.

The team at GreenBench has been working with The Michaels Organization across their military housing portfolio as their Independent Construction Consultant, providing development and construction management oversight on projects at bases across the country. Fort Belvoir is one of several big ones either underway or about to break ground, and seeing this milestone hit is a great reminder of why this work matters.
