Bryan & Brittani are getting VERY close to the finish line on their latest flip over on Locke Avenue near Central Market, and you’re not going to believe what this house looks like now.

Last time we checked in, they had taken the entire house down to the studs and completely reworked the layout. Nearly every space got reimagined, and now we’re finally starting to see their vision come to life.

The finish line is just around the corner, and we have a feeling this one is going to get snapped up just as quickly as their other flips.

To say Sarah and Bob went all out on this one is an understatement of the year. New plumbing, new roof, new windows, and a brand new kitchen and bathrooms - they spared no expense, and it paid off in a big way.

Perched on an oversized lot at the top of the hill, this home has been completely brought back to life with luxury updates and designer touches throughout. The showstopper? A stunning kitchen with an attached butler’s pantry, the kind of upgrade you rarely see in newer homes at this price point.

This was a true labor of love, and the market agreed. The home was so sought after it sold in one weekend.

Here’s the part that really stands out: the bank significantly undervalued the ARV on the purchase appraisal when Sarah and Bob bought the property. But with the comps in hand, we knew it would meet a higher value at the final sale, and it did. Whitman sold for a whopping 25% more than the bank’s as-complete appraisal AND it met value on the sale’s appraisal too.

Sarah and Bob trusted the process and knocked this one out of the park. 🔨

Cathie and Thomas just listed this one for rent, and it’s a great example of the BRRRR method in action!

They picked up the property at a discount, knowing it needed a little work. The previous owners had already updated the kitchen, so Cathie and Thomas just had to add a few finishing touches to get it rental-ready (plus a driveway, but that is its own story 😉).

Right now they’re on hard money and actively looking for a tenant. Once that’s locked in, they’ll refinance on a longterm loan and start the process again on the next deal.

Big things are happening for one of our newest mentees, Morgan!

Not only is this Morgan’s first investment property, but it’s also her very first property purchase ever — and she’s jumping right in with a vision.
