Every super has made that call. And every sub who says yes without a crew plan is borrowing from a job that's already running.

Lead time isn't a delay. It's the time it takes to put the right crew, the right material and the right sequence on your wall, instead of whoever happened to be free.

Two to four weeks of notice is how a start date turns into a finish date.

Now every wall has a question nobody wrote down: how long was that sheathing exposed, and who checked it before we covered it?

In Puget Sound, October isn't the end of exterior season. It's the season where sequencing is the whole job. Wrap, flash, side and close it in on one calendar, with one crew lead who owns the dry-in.

On the ground, it's a dozen trades handing off to each other in the right order, and the schedule only holds if somebody owns the handoffs in between.

That's the part the drone shot never shows. Siding can't start until the windows are in. Paint can't finish until the siding is done. One late trade quietly moves everyone behind it.

Scale works when the crews, the schedule and the PM stay connected from the first trade to the last. 🤝

Every window on a building is a handoff between four trades. 🪟

The framer sets the rough opening. The weather barrier gets lapped around it. The window goes in. Then the siding and trim close it up.

When one of those steps lands out of order, nobody sees it on the day. It shows up as a stain under the sill a couple of winters later, and suddenly everyone remembers it was somebody else's scope.

Openings aren't a product. They're a sequence. Protect the sequence and the building stays dry.

One lift. Three trades. Everybody needs it at 8am. 🏗️

Nobody plans for this until Tuesday morning, when the siding crew is waiting on the lift the insulation crew still has parked on the second floor, and the painter is next in line behind both.

Shared equipment is a scheduling decision, not a logistics detail. Whoever sequences the trades should also be sequencing the access: who needs what height, in what order, on which day.

When one team runs the whole exterior, the lift is one conversation instead of three.

The most expensive conversation on a job is the one that didn't happen at the curb. 🦺

Every trade has a version of it: the crew shows up, the trade before "finished," and nobody agreed on what finished meant. Forty minutes later you're on the phone sorting out who owns the gap.

The fix isn't a better schedule. It's ten minutes on site before anyone picks up a tool: what's done, what's not, who touches it next, what gets photographed.

We'd rather have that talk at the start than the argument at the end.

A roof rarely fails at the shingles. 🏠

It fails at the edges — the valley, the step flashing where roof meets wall, the boot around a vent pipe. From the street, a good one and a bad one look identical. For years.

Rain in the Pacific Northwest doesn't test your materials. It tests your details. And details are a sequencing problem: roofer, siding crew and gutter install all have to agree where the water goes before any of them start.

Under one project manager, that conversation happens in week one — not in a claim three winters later.

Layout takes a morning. Getting it wrong takes six weeks to find out. 📐

Somebody snaps lines before anyone else shows up. Framing builds to those lines. Drywall builds to the framing. Then the cabinet installer pulls a tape and the run doesn't fit — and a chalk line is suddenly a finish-trade problem, on a finish-trade schedule, at a finish-trade price.

Free to fix on day one. Never cheaper after that. When every trade building to that line sits under one project manager, somebody catches it before it travels.

Air sealing isn't a product you add at the end. It's a grade the whole job earns. 🏠

By the time a corridor looks like this, the envelope is already decided. Every top plate someone drilled, every can light, every duct boot that crossed a rated assembly got written into the number weeks before anyone brings out a blower door.

Which is why the trades touching the envelope have to be sequenced together, not chased afterward. Sealing after drywall means opening drywall. 🔩

The buildings that test tight aren't the ones with the best sealant. They're the ones where framing, mechanical and insulation were reading the same plan.

From 200 feet up, you can read a schedule. 🛩️

Which buildings are wrapped and which are still sheathed. Whether the staging area has room for the next material drop — or whether someone's about to park a truck in the only turnaround on site.

On multifamily, the problem is rarely one building. It's the gap between building 3 and building 7: one ready for siding, the other still waiting on windows, and the crew you scheduled doesn't split cleanly in half.

That gap is a coordination problem before it's a trade problem. One schedule across the exterior trades is how it gets managed instead of discovered. 🏗️
