The average home in this Denver metro area was listed at $1.07 million — and averaged 89 days on the market: The Cherry Creek neighborhood's 80246 ZIP code was the hottest housing market in Denver-metro area for the third quarter.

That's according to The Business Journals' latest quarterly analysis of the country’s hottest housing markets based on listing and sales data from Intercontinental Exchange Inc.

The ranking is intended to emphasize sales and pricing momentum in each ZIP code, using a weighted formula that includes quarterly and year-over-year data. Only ZIP codes with complete data, an average sales price of at least $429,000 and at least 10 sales during the quarter were considered for the ranking. In the third quarter:

A total 12 homes sold in the 80246 ZIP code.
They sat on the market for an average 89 days.
The average listing price for the area was $1.07 million.
The average sale price was just under $1.79 million.

Why it matters: That may be the best week of the year to buy a home..

By the numbers: In the Denver-Aurora-Centennial metro, shoppers could find up to 30% more homes for sale than at the start of the year.
Buyers can face less competition than in spring and summer, plus listing prices typically fall roughly 7.5% from their seasonal high.
Yes, but: Mortgage rates just hit 7% for the first time in two years, and stubbornly high prices continue to sideline shoppers.

Zoom in: Metro Denver's median single-family home sale price was $649,500 last month, essentially flat from last August from the Denver Metro Association of Realtors (DMAR).
The market remains highly uneven.
"Some sellers negotiating hard, others fielding multiple offers, some buyers waiting months, others closing in weeks," DMAR's Amanda Snitker wrote in the report.

It seems almost everyone leaves the Affordable Arts Festival with new art in hand. This annual event in Littleton at the Arapahoe Community College is the #1 Arts Festival in the country per Sunshine Artist Magazine based on sale of artwork. Everything is $150 or less!
