I built something. 👀
After years of teaching, coaching, leading and working alongside real estate agents, I keep seeing the same problem:
Agents often know they want more business…but they don’t actually know which part of their business needs attention first.
Is it the database?
Lead generation?
Follow-up?
Appointments?
Contracts?
Visibility?
Systems?
Or simply consistency and ex*****on?
So I created the Productive Agent Assessment™.
It takes about five minutes and gives you a Productive Agent Score, shows you where you’re strongest, and identifies the area that may be creating the biggest gap in your business.
And yes…I took it too. 😂
This isn’t one of those internet-guru quizzes designed to tell everybody the same thing at the end. It’s built from the same practical areas I work on with agents in training, coaching and actual real estate practice.
If you’re a real estate agent, take it and drop your score in the comments. 👀 I really want to see where everybody lands.

How do Atlanta luxury real estate agents actually win $3 million-plus listings, buyers and private opportunities?
I analyzed 138 Metro Atlanta residential closings above $3 million from January 6 through July 31, 2026. Across Fulton, Cobb, DeKalb, Forsyth, Gwinnett, Hall and Cherokee counties, those transactions represented:
• $581.6 million in closed volume
• $3.807 million median sale price
• 26 median days on market
• 138 closed transactions
But the most valuable information was not simply what sold.
It was how the business reached the agents involved.
In this boardroom briefing, we examine:
• The agents and brokerages that repeatedly appeared in Atlanta’s $3M+ transactions
• The ex*****on gap affecting even high-producing agents
• Builder relationships that create inventory before construction is complete
• Developer and institutional representation
• International and corporate relocation niches
• Distressed-property and REO expertise
• The long-term value of professional relationships
• Private transactions that never enter the traditional MLS market
• How to identify and build your own competitive edge
Luxury is not won by posting expensive houses and calling yourself a luxury agent.
It is built through specialization, relationships, market knowledge, access, credibility and consistent ex*****on.

One mistake Smyrna and Vinings sellers make is waiting until they are “ready.”
By then, they may already be behind.
Photos need planning. Repairs need decisions. Pricing needs strategy. Your next move needs timing.
You do not need a perfect house.
You need a clear plan before buyers judge it online.
That plan should cover price, prep, timing, presentation, and your next address.
Selling is not just about going active.
It is about going active prepared.

I’m going to say this out loud…
I have not been loud enough about Fair Housing.
Not because I haven’t been doing the work. This month alone, I taught Fair Housing and Code of Ethics in Georgia and Florida. I attended Project Nuremberg. I heard Bryan Stevenson speak about justice, proximity, discomfort, and responsibility.
And it hit me…
Knowing the standard is not enough.
Teaching the standard is not enough.
At some point, you have to say it plainly:
Discrimination has no place in housing.
Not in our homes.
Not in our communities.
Not in my business.
This week, I’ll be at the Gay Polo Tournament, and I’m carrying that same message with me.
Visibility matters. Access matters. Representation matters.
If you see me there, come say hello.
And if you’re buying, selling, relocating, or looking for a REALTOR® who takes Fair Housing seriously… I’m here.

Plot twist… and I’m exactly where I need to be.
I’m excited to share that I’ve joined Keller Williams Realty Services in East Boca Raton and am back in full production… focused on listings, strategy, and helping clients make smart, confident decisions in today’s market.
With nearly two decades in real estate, I’ve learned that success isn’t just about timing… it’s about alignment, ex*****on, and being in the right environment to serve at a high level.
