Here are 10 thoughtful and effective ideas for following up with past clients, whether you're in real estate, consulting, or another service-based business:

A handwritten or well-crafted digital note expressing appreciation can leave a lasting impression.

📅 2. Check In on Anniversaries
Reach out on the anniversary of their purchase, project completion, or partnership. A simple “Happy Home Anniversary!” or “One Year Later” message can rekindle the relationship.

📰 3. Share Relevant Industry Updates
Send a short email or message with news or tips that relate to their interests or past purchases (e.g., market trends, home maintenance tips, tax updates).

Today's post is called "Bring things to life".

I was inspired by the picture and the thought it brought forward. Picture an architect... they create a black and white sketch, this becomes a blueprint, then a builder turns those drawings into a three-dimensional building, the end result of an idea. Well success in business is just like that.

You joined the real estate industry with an idea. You had goals, thoughts about what you would need to do, you joined a brokerage, and you started to work. But the success came not from a list of written goals, not from the desire to succeed, but from what you actually did to execute.

Your marketing adds color to the plan you have, open houses add, talking to your sphere of influence adds, taking classes adds... these are the difference between saying I want to be a realtor and actually becoming a successful one. Just like the picture here, the drawing becomes reality when you add all the necessary steps to it.

So just like a blueprint, you started with an idea and now have to bring it to life. Sitting at home waiting for the phone to ring will not lead you to success. You must work on your business every day, must prospect, must learn, and must build from scratch. Sometimes you will have a step backwards, sometimes a great day, but you must execute and bring your idea to life.

I want to share a conversation that I have had so many times, especially with new and struggling agents. It always comes back to “I can’t talk to strangers” in some form or another. It always comes back to “I am struggling to find business”. It comes back to they are scared to talk to strangers or they don’t want to be pushy.

Well let me ask a few questions (with my answers).

What is the worst that can happen if you call a FSBO? (They hang up on you, or maybe are not nice? They are not coming to your office to kick your butt).
What is the worst thing that can happen if you talk to a stranger at a networking event, w**e tasting, or kid’s school event? (They might not need a realtor?)
What could happen if you post something to your social media about you being a realtor? (Someone might make fun of your career choice?)
What if you tell friends and family you are a realtor and want them to use you when they buy or sell a home? (They kick you out of the will or uninvite you for family dinner?)
What if you marketed yourself and asked for business? (You might sell a house)

The reality is that at some point in their career all sales people were scared to talk to strangers, family and friends. But the successful ones got over it, they realized that talking to people is the key to sales, and asking for the client to work with you is the key to successful sales.

Why do agents do open houses? Why do we post about real estate on social media? Why do we do mailers, buy leads, call FSBOs, go to business events? Why do we do everything we do?

The answer is simply “to have conversations about real estate”.

These conversations have huge upsides... maybe we attract a new buyer or seller. Perhaps we are given a referral. Maybe we close more deals and earn more money helping our clients.

Have 5 coffees to grow your business...

Today I have a question for you. If you met a good financial planner, a good CPA, an established business attorney, a successful insurance agent and a builder salesperson, would there be a good chance that they could refer clients to you? The answer is "of course there is".

But what if you met them in the next week and built a relationship over time. Could you refer business to them? Could they refer a lot of business to you? What if you did this every month, and by year end had 60 people in your referral sphere? Would you get a few extra deals from referrals? You would, and you might get a lot more.

The key to growing business without having to spend all your time cold calling is to receive referrals. Here are a few tips to keep in mind.

Referrals are a two-way street. You need to give to get, and a referral relationship is based on both parties bringing the other value.

Not everyone is a "giver". In fact. many will happily take your referrals without ever giving back. So build your referral network with those who get the two-way street.

You cannot meet someone once and expect them to send you business. It takes time, follow up, and a relationship to get referrals on a consistent basis, so put a system in place to do so.

Use the magic script when you meet people that could refer you business. "I think we could help each other's business. Let's grab coffee and see how we can refer each other business." A simple script, but effective.

Everyone wants referrals, but a lot don't know how to ask. So help them by asking for a coffee and go from there.

Besides, who does not like a coffee while chatting about business. So have 5 coffees with strangers each month... you will like the results.
