A lender's guidance is based on a snapshot of your finances, and snapshots go stale. Here are 5 things that can change the picture:

1️⃣ Income: a raise, a new job, or a change in how you're paid
2️⃣ Debt: a new car payment, a paid-off card, a new student loan
3️⃣ Credit: scores move, and so do the details behind them
4️⃣ Savings: your down payment and cash-to-close funds
5️⃣ Interest rates & timing: the market moves, and lender guidelines can too

Before you tour seriously or write an offer, reconnect with a qualified lender and make sure your numbers are current. That's a 15-minute check that can save you a heartbreak in the middle of a bidding situation. 😬

Staying engaged!

The enemy is busy and has reported my education page for posting a copyright violation. 🤔 The last thing I posted were the board votes from Feb 5. Interesting huh?

It must be something that someone would report my page so you don’t see the Board member votes! STAY ENGAGED! STAY WOKE! PAY ATTENTION.

Board meetings are now on Zoom and the recordings are on YouTube. PAY ATTENTION EVERYONE!
