Nothing says home renovation quite like opening up a wall and discovering an entire ecosystem you absolutely did not invite in. 😵💫
Mold—especially the dark, scary-looking kind we all tend to call “black mold”—is something you do not want to simply paint over, spray with bleach, and hope for the best. The most important part of mold remediation is actually figuring out where the moisture is coming from and stopping it, because without moisture control, mold can come right back.
If you discover a significant amount of mold, the safest route is usually professional remediation. That can mean:
• Finding and repairing the source of moisture—roof leaks, plumbing, HVAC condensation, poor ventilation, high indoor humidity, etc.
• Containing the affected area so spores and contaminated dust aren’t spread throughout the house during demolition.
• Removing porous materials that can’t reasonably be cleaned, such as badly contaminated drywall, insulation or carpet.
• Properly cleaning and drying salvageable surfaces.
• Using HEPA filtration/vacuuming as part of the cleanup process.
• Getting the space completely dry before closing walls back up or installing new finishes.
And here in the Lowcountry, moisture control is a whole different animal. Our humidity can make garages, crawlspaces, bathrooms and poorly ventilated areas especially vulnerable. Dehumidification, proper drainage, ventilation and keeping indoor humidity under control aren’t just about comfort—they’re part of protecting your home.
One thing I’ve learned through renovating my own house: don’t just fix what the mold damaged. Fix what allowed the mold to grow in the first place.
Because there is absolutely no point in putting beautiful new drywall, cabinetry, flooring or finishes over a moisture problem that hasn’t been solved.
This renovation is teaching me WAY more about mold, moisture and home maintenance than I ever wanted to know. 😂 But if sharing the disaster happening behind my walls helps another homeowner recognize a problem sooner, at least something good is coming out of it.

🇺🇸 THE VA LOAN: MORE THAN JUST $0 DOWN 🏡
If you’ve earned the VA home loan benefit, understanding how to use it can make a huge difference when purchasing a home in the Charleston Lowcountry.
Here are some of its biggest potential advantages:
✓ The VA generally does not require a down payment
✓ No monthly private mortgage insurance
✓ Competitive interest rates and limited closing costs
✓ The benefit can be used more than once
✓ Certain eligible borrowers may be exempt from the VA funding fee
But here’s what I want military buyers to understand: a VA loan isn’t automatic approval, and it isn’t “free money.” You’ll still need to meet your lender’s credit and income requirements, obtain a Certificate of Eligibility and purchase a home that meets VA appraisal and property standards. The home will also generally need to be your primary residence.
The good news? When you have a knowledgeable lender and real estate agent helping you prepare, a VA-financed offer can be just as strong and competitive as other financing options.
