What exactly to say when your lender denies you for debt to income ratio.

Ask: What percentage is my debt to income ratio?

When they tell you this number, ask them was it need to be under in order to get the approval.

Then, ask them how much the percentage would change if you paid of certain debts, like an auto loan or credit card, etc.

Paying off some of these debts will help lower your debt to income ratio percentage in a dramatic way.

A lot of times this will get you to an approval faster than saving for a bigger down payment.

Monthly Payment vs Down Payment when buying a home.

A good rule of thumb is every $10,000 changes the monthly payment about $65 a month.

The reason the monthly payment doesn’t change as much as you may think is because the mortgage is generally over a 30 year term. This will be different if you’re looking at 20 year and 15 year mortgage terms.

When you buy a home many times you want to renovate something in the home or need new furnishings. That $10,000 can go a long way.

Save this to remember this rule of thumb.

In the current real estate market, you need to be aggressive with your offer on certain homes. Don't be afraid to offer 10k, 20k, or even 30k over the asking price. Every 10k only changes your payment about $65 a month.

When you make a bi-weekly mortgage payment, you are making two half payments a month. There will be two months of the year where you make three half payments with a bi-weekly schedule. This equates to you making one extra full payment a year. Doing this will help you pay off your mortgage faster and save tons on interest.

It depends on your lifestyle. $10 million is quite the lifestyle to burn through that much cash when you are retired.
