You didn’t ask but I’m gonna tell you anyway… when you’re touring a property, assume you’re being watched and listened to. 📹🎙️

Many sellers have video and audio recording devices throughout their homes. So save the negotiating strategy, opinions, and “OMG I LOVE THIS HOUSE!” comments for the car. 😂

Be smart. Be respectful. And remember… the walls may have ears.

A “deal” can come with a few surprises:

⏳ Timeline: Short sales can take significantly longer because lender approval is required.

🔨 AS-IS: Expect limited or no repairs. Inspections are still important!

💰 Extra costs: Deferred maintenance, title issues, liens, and unexpected repairs can add up.

Know what you’re buying BEFORE you fall in love with the price. That’s where an experienced agent matters.

Short sales are starting to pop up around Colorado Springs. That can mean opportunity for buyers—but they’re not the same as a typical purchase.

Expect:
• A lender involved in approving the sale
• Potentially longer timelines
• More paperwork & patience
• The property may be sold as-is
• No guarantee the lender will accept the seller’s price

For buyers, a short sale can be a great opportunity—but you need an agent who knows how to navigate the process and protect your interests.

If you’ve ever updated your landscaping, you’ve probably faced the great homeowner debate: mulch or rock?

Both have their advantages, and the right choice often comes down to your budget, the look you’re trying to achieve, and how much maintenance you’re willing to take on.

Mulch is often the favorite for homeowners who want healthier plants, richer soil, and a fresh, polished look each season. Rock tends to win over homeowners who prefer a lower-maintenance solution that lasts for years.

The good news is there isn’t a wrong answer. Some homeowners even use both in different areas of their yard depending on the purpose.

Now let’s settle the debate.

Septic system inspections… whose responsibility is it???

As of July 11, 2026, the County no longer requires septic inspection + pumping to transfer title.

Buyers: put your septic requirements in the contract.

Inspection. Pumping. Costs. Deadlines. Repair options.

The County removed the requirement. You shouldn’t remove the protection. 😉

You didn’t ask but I’m gonna tell you anyway.

Buyers: A mortgage assumption could mean taking over a seller’s low-rate loan instead of borrowing at today’s higher rates.

Sellers: That low-rate loan could make your property stand out to buyers.

Just remember—buyers still have to qualify, and the difference between the purchase price and remaining loan balance has to be addressed.

Low rate? Great. Free money? Nope. 😂

Buying a home comes with more than just the down payment and closing costs. Your inspection is another out-of-pocket expense—and one you absolutely want to budget for.

Think of it as paying a professional to help you uncover the things you really don’t want to discover after you own the house. 😅

Plan for it. Budget for it. Don’t skip it.

A good inspection can be money well spent.
