Availability for homes has shrunk roughly 20% month over month as uncertainty has put Buyers and Sellers in a waiting game. Pricing has marginally dropped 2-3% from October as negotiations have been common among most homes that Sold in November. However, 10% of those also sold for more than asking. Interest rates have been shrinking to the low-mid 6% and we feel a lot of pent-up demand from those looking for them to get into the mid 5%. Half of the homes sold did so in 15 days or less of which the majority happened to be move in ready. We don’t expect pricing to change much more as most Sellers are sitting on a fair bit of equity and/or have an exceptionally low interest rate on their property already. This is in incredible opportunity for Buyers right now to find their next dream home because once the market turns, they will be competing with a lot of others who waited!

Our Seattle market is still going strong. Wirh rates rising a little. (Still historical low) this would be a great time to buy to start creating some equity. 🙂
