Market watch Monday!!

New Listings were the bright spot this week, increasing 5% from the previous week, posting 858 compared to 818, and showing an impressive 24.5% improvement over the same period in 2025. Rising inventory is welcome news for buyers, providing more choices and a little more time to make thoughtful decisions.

More inventory is also a sign of seller confidence. Homeowners who may have delayed entering the market over the past several years due to their low interest rate appear increasingly willing to test current conditions, creating more opportunities for buyers and greater movement throughout the market.

For sellers, however, increased competition means preparation and pricing strategy matter more than ever. Today's buyers are value-driven and quick to move on from properties that fail to meet their expectations.

Pendings and Active Under Contract both experienced double-digit declines. Pendings fell 10% week over week, from 343 to 309, and were down a more modest 4% compared to 2025. Active Under Contract properties declined 14%, from 466 to 400, and were down 17% from the 485 recorded during the same period last year.
While these numbers softened this week, one week does not establish a trend.

Over the next several weeks, the market will reveal whether this is simply a seasonal pause or the beginning of a more sustained summer pattern. Given the increase in inventory and the continued resilience of the region, there is reason to believe the market is finding its footing rather than retreating.

Closed Transactions slipped 9%, from 697 to 631, yet still managed to post a 4% improvement over the same week in 2025. Coming Soon listings, a leading indicator of future inventory, decreased 10%, falling from 333 to 298. Part of this decline can be attributed to more sellers choosing to enter the market directly as Active listings rather than utilizing the Coming Soon marketing period.
Several additional indicators provided encouraging signs. Price Reductions improved modestly, declining from 463 to 449. While still elevated, the decrease suggests that some sellers and agents are becoming more responsive to market realities.

The message remains consistent: condition, presentation, pricing, and perceived value matter. Buyers continue to reward homes that are strategically positioned and priced appropriately.

Back to Active properties showed one of the week's strongest improvements, falling 28% from 141 to 101. This suggests that buyers and sellers are making stronger commitments and that more transactions are successfully progressing toward closing.
The market remains hyper-local, not just across Northern Virginia, but within individual communities and price points. The market's currents continue to shift from community to community, creating pockets of strong demand alongside areas experiencing a temporary retreat.

Some neighborhoods continue to attract multiple offers, escalation clauses, and buyers willing to waive contingencies related to inspections, financing, and appraisals. Meanwhile, other areas may see homes remain on the market for weeks or even months.

Often, the difference comes down to buyer perception of value, which can shift quickly as market conditions evolve. Communities overlooked one week can become highly sought after the next as buyers discover new opportunities and recognize value where previously it might have been overlooked.

Even during weeks when activity softens, Northern Virginia continues to demonstrate remarkable resilience, supported by strong employment, economic stability, limited housing supply (but growing), and ongoing demand from buyers who need a place to live regardless of interest rates.
