Before dealing in Land there is a duty owed to that purchaser before buying land, this duty is called Due diligence.

You have to always do possible searches on the Land registry and opening boundaries go the land you are building ( physical visits) if you fail do it, you are risking to face thes two challenges.

1. Becoming a constructive trust for all interests in the land.( holding land subject to those prior interests)

2. Being affected by fruad and here you will lose the land.

Note

If you are not a Citizen of Uganda, you cannot Acquire Land in Perpetuity ( owning land for your entire life and inheritable by your lineal descendants or dependents without the interest in that land expiring )

You can only get a Leasehold interest not beyond 99 years but renewable at your Landlords discretion.

We have four land tenures in Uganda.
1). Mailo Tenure
2). Freehold Tenure
3). Customary Tenure
4). Leasehold Tenure

All the 4 are available to citizens.

Legal provisions Aticle 237 (1)&(2) of the Uganda Constitution 1995 and S.3 &40 of the Land Act , as amended.
