Over the years, I realised something.
Many people don’t stay stuck because they lack opportunities...
..they stay stuck because they keep waiting to feel ready.
More videos.
More research.
More opinions.
Learning feels safe because it feels like progress.
But eventually, there comes a point where information is no longer the missing piece.
Clarity comes from understanding what to do next.
Confidence comes from taking action.
You do not need to know everything before you begin.
You just need to start building the skills.
We'll conduct our Residential Acceleration Program in 3 days. Will I see you there?

There’s a version of you who looks at property deals calmly.
Who doesn’t panic when markets change.
Who doesn’t rely on guesses, tips, or hope.
That version doesn’t rush.
But they also don’t hesitate.
They know how to read numbers clearly.
They understand where cashflow actually comes from.
And they make decisions with structure instead of emotion.
RAP exists to help you become that investor.
Not by giving you more content to consume, but by guiding you through real decision-making. You learn how to think, not just what to think.
When that shift happens, property stops feeling heavy. Confidence becomes natural. And progress becomes repeatable.
If this is the kind of investor you want to grow into, RAP is designed for that journey.

This is something I have observed after meeting hundreds of investors.
Many people think successful investors are luckier.
But most of the time, they simply learned earlier.
What looks like confidence today often started with uncertainty.
What looks like success today often started with curiosity.
The opportunities that seem scary now may become obvious once you understand them.
That is why education matters.
Knowledge creates confidence.
Confidence creates action.
And action creates results.
Everything starts with a willingness to learn.
If you would like to learn the principles and strategies that have helped many investors take their first step with greater clarity and confidence, join us at our upcoming Property Masterclass.

Thinking about investing in industrial property in Singapore but no...

The way you spend your first hour often shapes the quality of everything that follows.
Before the messages come in.
Before work starts.
Before other people's priorities take over.
You have a small window to decide how you want to show up for the day.
Over the years, I've noticed that the biggest breakthroughs in property investing rarely came from a sudden opportunity.
They came from better thinking.
The ability to stay focused when others are distracted.
The patience to wait for the right deal.
The discipline to keep learning when results are not immediate.
It doesn't need to be complicated.
A few minutes to reflect on your goals, maybe read a few book pages, and just... 𝑏𝑟𝑒𝑎𝑡ℎ𝑒.
That's enough.
Because the goal is not to fill your morning with activities.
The goal is to create clarity. 🧡
Are your mornings helping you become the person capable of achieving the goals you have set for yourself?

Reading this article reminded me of something important.
Financial literacy doesn’t suddenly start when we become adults.
It starts young.
At home.
Through small conversations and habits we expose our children to every day.
I’ve always believed in teaching the next generation about money, investing, cash flow, and long-term thinking through real-life conversations and experiences.
Sometimes it’s through simple games or discussions about saving, spending, and making smarter decisions.
Many people think property is only about buying a home.
But property also teaches us lessons about planning ahead, managing finances, building cash flow, and thinking long term.
Today, more Singaporeans are becoming increasingly aware of financial planning, asset progression, and passive income.
Many of us probably wish we had learnt these lessons earlier.
That’s why these conversations matter.
Because true wealth is not just about money.
It’s about knowledge, mindset, habits, and creating better opportunities for the next generation.
And perhaps the greatest advantage we can give our children…
is learning these lessons earlier in life.
Happy to hear your thoughts too 🙂

Most investors look at industrial property and ask only 2 questions.
“How much?”
“Where?”
But after analyzing more than 3,000 industrial property listings and buying 30 myself, I realised the real opportunities are usually hidden deeper.
The number of units in the building affects your exit liquidity.
The lease tenure affects your financing options.
The amenities affect the type of tenants you can attract and the rental yield you can command.
And one of the biggest factors?
The owner’s situation.
Every industrial property I bought at 12–26% below market value started with understanding the owner’s urgency, not just the property fundamentals.
That’s why inside our Commercial and Industrial Program, we bring students on actual site walks.
You’ll learn details most investors completely miss.
Because knowing what to buy is one thing.
Knowing how to look is something else entirely.

Recently I saw this news on the increase of young adults buying private property, some even as investments.
This tells me one thing clearly:
The mindset is shifting.
More people are starting to think beyond just earning an income, they are looking for passive income. They are beginning to see property as a tool, not just a place to stay. And that, in itself, is progress.
But at the same time, I’ve been in this space to know that what looks like progress on the surface doesn’t always means it’s real growth.
Because property is not just about participation.
It is a lot about understanding the property space.
Many people step into the market thinking they are making a smart move simply because they are buying early. But timing alone does not determine success.
What matters more is how that decision fits into the bigger picture of their property journey.
I’ve seen individuals who bought with confidence, only to realise later that they were not fully prepared for the long-term implications.
And I’ve also seen others who took their time, understood the numbers, and made decisions that continued to work for them years down the road.
The difference is rarely the opportunity but it is the thinking behind that decision.
This is not just a trend, but awareness among younger individuals.
They are more exposed, more curious, and more willing to explore options that previous generations may not have considered as early.
And that is something worth recognising.
But real progress comes when awareness is matched with understanding.
Because in a property space in Singapore, where every decision carries weight, property is not just an asset, it is also a commitment.
That being said, your financial flexibility, future options, and your ability to move forward is in this.
So beyond the numbers, the statistics, the trends, what matters most now is how one look at the journey.
Not just as a buyer. But as someone who is learning to think long-term.
Because ultimately, it is not about how early you start. It is about how well you navigate the path ahead.

30,000.
That number slipped through the news quietly.
That’s how many HDB flats Tengah will eventually have.
30,000 households.
And over time, many of them will want to upgrade.
That’s why Tengah Garden Residences moved 99% at launch.
Avg $2,120 PSF.
Not luck. Positioning.
Most people only react when it becomes obvious.
By then, the window is gone.
This is what I call “Crystal Ball” thinking.
It’s not about predicting the future perfectly.
It’s about reading the right signals early.
That’s one of the 12 property skills I’ve used to build a $45M portfolio with 6-figure monthly cashflow.
Same skills my students are using now.
I’ll be breaking this down step by step at my upcoming complimentary masterclass.
3 hours. No charge.
